Well yet another use for my tractor, my ternate decided to not pay rent. And worse yet leave town with out any of her belongings. Now I have a 10 yard dumpster full of her stuff. Filling up fast I needed to make more room. Well my tractor does a pretty good job, using the bucket and the down pressure squeeze it down. I might be getting 12 to 13 yards in it.

Yep I do ut all the time, especially when a lot of cardboard boxes are in it. Problem is I have to pay more because I can get more in and I get charged by the weight.

You don't really know the meaning of "cleaning up other people's trash" until you close down a mobile home park that has been open for 40 years. I had three 30-yd rolloffs, two wrecked mobile homes, 3 sheds, and one portable building. Of those, one portable building and one mobile home were worth anything. I just made a deal with a guy that if he took the better mobile home for free, he had to take the other one too. The only hitch was he had to take the bad one before I'd let him have the good one.:D

Kendall, the summer my wife & I worked in a big RV resort, they were charged by the size of the dumpster rather than weight, so they routinely packed the dumpsters with the backhoe.

Jim, your mobile home deal sounds like what we did when I was in charge of the auto pound. We had a weekly auction at which we sold an average of 130 or so vehicles, mostly to salvage yards. But occasionally we had one that was so bad no one would bid at all, and when that happened, the auctioneer would announce that "the next vehicle in line is a two for one deal; whoever buys it has to haul this one".:D

Vermont law requires that landlords return or store all a vacated tenant's belongings. So when I finally got rid of my deadbeat tenant from Heck I paid a moving company to take EVERYTHING to their new place. All the junk they left behind, the rusted exercise equipment they left outside, the mouse turds from the kitchen drawers, even the 45 garbage bags they had dragged into the woods instead of taking to the dump.

The best part was I was prohibited from sorting thru their possessions, so every single bag was delivered to them and carefully put under cover in their new garage.

It was worth every cent it cost me! :)

I *think* a California eviction includes putting their stuff beyond the property line, ie stack it on the curb.

At least that's what I told my occasional problem tenant.

Never had to do it!

Well you guys made me feel better, here in Missouri we have to post notice then sherrif notice for 30 days, and the court order. Then out comes the tractor and the dumpster. I tried to help them out when they were in rough times but after 3 or so months enough was enough. I saw a few many beer cans and to many torn up toys for me to keep helping them.

Every time I used the bucket to pound down the garbage I just thought about punch them in deeper. But at the same time I mailed old family photos, and family bible to them. Just could not bring myslef to trash them.

Of course I did not find money, and all ele. items did not work.

Oh well.

Oh the horror of it all. Why renters don't think they have a responsibility to take "reasonable care' of the rented property is beyond me. Our last eviction took 7 months AND I and my associates had no trespass warrants and restraining orders issued against us! When we got repossession of the property (single family, 3 bd, 1 1/2 ba) there was literally nothing left to salvage. Toilets, tub and sinks were smashed with water running everywhere ruining all the flooring, some subflooring and lots of drywall damage. All of the appliances were ruined fridge had who knows what left in it, stove was caked with grease and who knows what, washing machine had feces in it! 3 - 10 yd. dumpsters, one new roof, new siding, new drywall, new flooring, all new electric (a gotcha on our remodeling permit) new appliances and new bathrooms. The 1/2 acre lot took another 10 yds. worth of crap and we got a 1973 Ford F100 p/u as a bonus (left in the backyard) now it has a "For Sale" sign on it.
