$9100 + tax seems high if all we're talking about is replacing the HP. Adding in a new air handler and you should still be about half the quoted price. 2 yrs ago when we moved here I had a heat pump installed, replacing electric ceiling heat. Paid ~$10k including duct work. Seem to recall the heat pump/air-handler was less than half. This is a top of the line Bryant (carrier's twin sister). This was a custom install, seem to recall the HP was a 4 ton unit and air handler was 3.5 ton. System came with a fantastic "thermostat", actually a dedicated computer. There is a data line connecting all the components together and it tracks and stores all system problems, run time for each component. Tstat reminds you when filter needs replacing and does this by measuring pressure drop across the filter. Has a vacation function that operated with the touch of a button and indicate for how long you want this function to run. At end point, system returns to preset temps.

Oh, for being as far North as you are, SEER rating is not too important as that covers cooling efficiency. There is another acronym used to measure heating efficiency but can't recall the letters right now. Both measurements do not parallel each other. heating is more important this far North.

That's great if you have any use for those features. I told'em all I needed was a simple thermostat where the temperature could be changed and could switch between heating and cooling. They didn't have such (probably none made like that anymore:laughing:), so we've got a programmable one with digital display of date, time, and a few other things, along with battery backup.:laughing: It works just fine, but has a number of nice "features" that we don't need.

The HVAC guys must be really busy up in Olympia...

Ask for a detailed proposal and so far only a price with no specifics...

Called Sunset... the company that installed 12 years ago... it is a Bryant unit... they will check their files and might be able to ball park without going out.

Also left a message with Crystal too...

The one company I have used before called me right back on Sunday to say they don't replace heat pumps... their specialty is gas and electric everything...

Olympia is not known for heat... although it can surprise you when a heat wave hits...

In Califronia, I have never lived in a home with A/C

The most efficient units seem to be the top of the line Carrier Infinity and they are also the most expensive.

My tenant is very easy going and doesn't use the central heat much... two wood stoves and a pellet stove...

The central still works with the electric "Emergency Heat"

Am I being short sighted leaning towards the 2 speed heat pump vs the variable speed unit?

12k before rebates.... 2 speed is 19 Seer and 9.5 hspf all new inside and out

14.5k before rebates... Variable is 20 Seer and 13 hspf all new inside and out

or 4k to replace existing heat pump only...

In a month, you may not need heat again until October or November. That would give you some time to work on getting the results you want.

What are your future goals for the house? Are you moving to Washington?

Often people choose a mid-value route on a rental, rather than going top of the line.

The TOP of the line will never pay off even if u live in the house most of the time. In your climate where you may need air 4-6 weeks tops as u make it sound "with occasional heat wave" you will never get your money back and its a rental anyway. What ever you buy will be way more effecient that what was there. I would go midline or low side esp if the heat wont be used much due to other heat sources.

My old 11 seer unit was installed around 18 years ago or so...
At the time Duke Energy was financing conversions of older homes to heat pumps...
Since my house was built in 1953 and the oil furnace was on it's last legs the heat pump was an opportunity to get heat and air at the same time...
After 18 years I have replaced two air handler electric condenser pumps, a couple of switches, and finally the condenser which rusted out...
My contractor of whom I go to church with advised me to run it until it falls apart...
I believe that the total cost at that time was around $5500 for a new unit and air handler...
This included blown insulation in the walls and ceiling...
With that said I believe that the cost for the pump was in the $3000 range...
My current unit is a Bryant but my contractor likes the Goodman units...
I would think that anything in the 6K to 8K range would be the going rate...
