Dave is my tractor dealer also. Sold me my new 2008 Mahindra 5525 eight years ago.

Like you I bought 10 acres and built a ranch (2005-2015). Sold it 2 years ago. Getting old (turned 75 last week).
My ranch is on the valley floor outside Corning, CA.

I looked at about 55 properties before finding that parcel. Great view: Mt Shasta to the North, Mt. Lassen to the NE, Trinity Alps to the NW, Coast Mts to the West.

Looked at Foothills properties on the Paradise Ridge and around Magalia. Too many tall trees spoil the view of the mountains. So I became a flatlander.

We'd always wanted a place away from the rat race. Our weekday home is in San Jose which continues to grow at a breathtaking pace. Buying this place was a bit of a stretch financially but we're in our 50s and knew that we'd need some physical vigor to own such a property and we didn't want to wait any longer. We hope to retire out here but life gives no guarantees.

We had established real estate listing searches in Amador, Calaveras, Tuolomne, Stanislaus and Mariposa counties and had the listings emailed to us on a daily basis. We looked at about 10 properties in person over 3 years before we bought in July of 2015. Many of the places we could disqualify simply by looking at the photos or reading the descriptions.

This property checked all the boxes, open meadow with exposure to the south and west with nice views, a large wood lot, a creek, a deep strong well, and it even has a 100 amp RV sub panel away from the main structure.

Where abouts did you settle?

I've been looking the last 5 years for the perfect home for my 50 vehicle collection... just not a hot weather person so this has eliminated a lot of places...

Sounds like you lucked out by finding a property with a good well and electric service already installed. My 10 acres was weeds along with a few dozen old, overgrown almond trees from an long-ago orchard. Those trees still produced sweet almonds after more than 60 years in the ground. I picked the lower branches. The blackbirds harvested the rest of the crop.

Had to drill a well to 154 feet depth and get 200 amp service run onto the property. Got lucky with the septic system since the gravely loam on the property perked exceptionally well. Only needed a 1250 gallon septic tank and 100 ft of leach line for my 3 bedroom place.
