Any chance of re-zoning to ag or forest? My land in western washington is commercial forest, 1000/yr on taxes. (no house on it)

I had looked into and found it confusing...

The local conservation district offered to buy the land around the home for 15k an acre... I'm not interested in selling.

Over the last ten years there have many changes to land use here... it's hard to just keep up.

Most is forested and due to the new set backs is off limits for timber harvesting...

In my county, the conservation dept is out of money, so instead they ask that you donate your land to them. They will gladly provide you with a blank conservation easement/ agreement form. Any takers? Anybody? Anybody at all?? Just step right up, don't be shy :)

They do claim that there are significant tax benefits, but ... what good are lower taxes on "your" land if you've given up the use of "your" land?

My property is in the central part of SC about an hour north of Columbia and an hour south of Charlotte, NC.

I paid $1100/acre for 237 acres 10 years ago. About half of it was 2 year old pines. The other half hardwood ridges and valleys. There is 5 acre section of 20 year old pines. There is a 8-10 acre watershed with a large dam and a creek through the middle. There is now a 2 BR/1 bath log cabin and an open tractor shed. Before the economy tanked a similar piece of property nearby (no pond or house) sold for around $2500/acre.

I'm having it re-appraised for an upcoming refinance. I'm guessing it will be around $1500/acre.....I hope.

Two things drive land prices in this area: hunting potential and timber. Five years ago, property in this area sold before anyone knew it was for sale. No signs, just word of mouth. Hunt clubs and wealthy hunters seemed to drive sales. Timber was an added bonus in the equation of course. I don't know what the economy has done to prices now, but you still don't see much land for sale.

Deer and turkey hunting are superb on my place. Rabbits too. But I think the economy has probably blunted the hunting market. Will find out next week I guess.


You sound like your near my farm property. From your description you must be in Chester county, newberry or Kershaw county somewhere? York is to close to Charlotte i guess. Im in southern Lancaster County.

There are many different types of easements. We ahve discussed this here before, just make sure you have an attorney loook it over. THere are ones that allow hunting, a specified amout of home construction in the future specified by you, timber harvest, pretty much whatever you want. NOw there are also some like the Humane society of america that if you get into an easement with them there is no hunting allowed period. Your water folks may not allow timber harvest as well, this is why you need an attorney. Folks like the nature conservancy buy them and then turn them over to agencies that want them. What ever you choose to do will efffect your compensation as well as future land value.

I've seen it around these parts anywhere from $1500 to $3000+. Obviously based on location, type of land, tillable, etc. I was looking for a place close to my brother's, he lives on the river with front property to the creek. I needed him to take care of the place while I pay it off and get ready to retire, and he needed a safe place to store a ton of toys and equipment away from floods.
Picked up a 111 flat acres with a nice 2400sq ft house, good size workshop, barn, good well, fencing and cross fencing on the entire property, with about 60 acres of tillable land and the rest trees. Pretty place. After factoring out what the improvements (house, etc.) are worth, I figure I picked up the land for about $1130 and acre. Thought I came out good on that deal.

So far, Washington State continues to pour money into anything related to the Puget Sound and the creatures that live in it's waters.

There was a big brouhaha about a large property owner that had an AG exemption... he was able to work a deal where he received several million dollars AND several permanent, deeded development rights on the property by agreeing to permanent AG status and granting a permanent conservation easement.

Here... millions depending.
Lot down the road from me - water/ocean view no access, just under two acres - 2 years ago $210,000 reduced last year to $185,000.

Depending on the area, minimal is around $9-11,000 for a wood lot(1acre) to millions for large lots with or without water views/access.

Old timer I chatted to years ago... asked what he would sell his acreage for - he had just over 3400 wrapped around lakes and rivers, many generations of logging and milling. Said he wouldn't sub-divide(I was pressing for a 100 acres woodlot at the time) would take a million for all... good deal...don't have a million now or at the time!
