How much does an acre of land go for in your area?

House over the hill for sale - started at 3.6 million 3 or 4 years ago now down to 1.6 million.
Has waterfront - 30'+ vertical drop to sea across public road. They subdivided the original 26 acre site - possibility of people building in front of you, but high enough to see over their roofs. Annual taxes 2010-2011... $11,000.00. House needs about $500,00 to 1 million in renovations!

Wow, these prices are crazy. I guess I'll have to live out of a car. I haven't gone out on my own yet but if I do there will be no way I will be able to get land with wages being what they are now. And I don't want to be imprisoned with a mortgage. Here in the city where I live now it is the opposite, everyone is moving out to the country or to better parts of the city. We have like 150K vacant lots here in the city. We are renting 2 acres for a dollar a year. People offer us land. Some people gave us 2 lots that we actually took cause it was close to our house. We bought our house for 21K and it was in pretty good shape with a new roof and very impressive wood work and entry staircase. And that price was just what the owners owed on it. It is a 3 story around 2800 or so sq ft with a three car, three story carriage house.

Guy I know was offered 32 million for 1200 ac not too far from West Des Moines about six years ago. We bought our 80 ac 45 miles from Des Moines for 1100/acre in 2002. It had city water and power on property line. I think hilly pasture land in our area goes for 1800 and up now. Some land goes for much more than that. Friend of mine just bought former sand pit, about 310 ac of land, for 1500/acre.
In Europe, in many places the land under the footprint of a house cost more than the house itself.

Look, In the marina that I keep my boat in Olympia WA, I even pay tax on the land that it floats over. Still a lot of people living on board boats here in the PNW.

There is no limit to the ways one can be taxed as you have shown...

It's not so much about how they tax, you it's how they waste it. Our teachers here are asking for two weeks paid leave if a friend dies. :confused2:
No wonder we pay so much in school taxes.

Nearby town police officers filed a suit for back overtime pay and got it...

The claim was uniformed officers had been shorted 10 minutes per shift for the time it took them to put on their uniform... basically an hour a week going back years.

I bought my 87 acres in several pieces from the farmer down the road but all in all it ran me about $350 per acre around 12 to 15 years ago. It's about 70% hardwood and 30% old hayfield.

At the present time prices in our area are about $3200 per acre.
