How much is land in your locale??

Around here (Western PA. North of Pittsburgh 1 hour), you can find it (well outside of town) for perhaps $10,000/acre. WAAAYYY outside of town for $5,000-$7,000.

How much can you get land for around you??

Sixty miles or so from the nearest major city....roughly 2500.00-3000.00 an acre unimproved.

Around here (Greene County, 1 hour south of Pittsburgh) the going rate is 1 to 2 thousand for unimproved land.

How much can you get land for around you?? 

In upstate New York, 30 miles NE of Albany (State capital), widely divergent prices exist depending upon parcel size and parcel amenities. Smaller parcels (up to 20 acres) with views of rolling hills and VT mountains go for $5K to $8K per acre. Larger parcels (greater than 100 acres) with no views can be purchased for $1-2K per acre. Price tends to come down as the parcel acreage increases and if there are fewer amenities.

However, new trend is taking place. Recently, SUNY at Albany was named as next major site for a new nanotechnology research center. Expectations are for a major influx of techie workers over the next few years rivaling that of Silicon Valley and Austin, Texas. In this case, real estate brokers are expecting prices to accelerate beyond prices previously quoted.

One other note.....it is extremely difficult to find 'good' land for sale without paying a premium. Many of the parcels I see coming on the market are mediocre in nature and of marginal quality that people are willing to pay top dollar for. Desired parcels both small and large, are being held by strong hands.

Land runs around $8000-$10,000 per acre in Boone County (northern Kentucky).

Was interested in this 8 acre plot a year ago with a nice view of the Ohio river, but the owner wanted upwards of $30,000 per acre... /forums/images/graemlins/shocked.gif

County land in North TX varies a lot in price. The larger the parcel, the less per acre. I looked at stuff from about 10 to about 30 acres. Prices varied widely, from about $2500 to about $8000 per acre.

And the funny thing is, other than size of parcel, I'd be hard pressed to tell you why one is priced so much more than another. I looked at land that had little going for it - but had a hefty price tag. Or maybe I just don't know what's good /forums/images/graemlins/smile.gif

In the area i live in in Palm City, FL five acre tracts are selling for 28,000 to 35,000+ per acre. if you go way west of town you can find 100 acres with wetlands for $4,500 per acre. I heard 20 miles south of me in Jupiter an acre will run upto $100,000 /forums/images/graemlins/shocked.gif but have not looked into it

The USDA reports land values at this site. The reported values are averages and obscure a of lot variation within states.

I'm further West than BradK, about 45 miles inland. Prices drop in Florida the further away from the coast you get. I paid $36,000 for 5 acres of dry land (nothing is high in Florida), or $7,200 per acre. Larger properties can be less; smaller more. The 2-1/2 acres directly behind me have an asking price of $25,000.

My property is on the state highway and has some traffic noise. Further back on the cul-de-sac off the highway, with more privacy, prices go up to about $10K/acre for 5 acres.

Directly aross the highway from me are several square miles of cattle pasture (640 acres per sq mi); BradK can correct me because he's an appraiser, but I'm pretty sure that sort of thing can be purchased for ~$1K-$2K/acre.

I live in southern Grayson County, Texas. There really aren't many small tracts available. Building sites of 3 acres or so are $50,000 - $60,000. One acre lots are $22,000 to $50,000 depending on terrain, trees, creeks, etc. There are rare 10-acre tracts for $7,000 or $8,000 an acre and up.

Further west a few miles, there are 5-acre tracts with water for as little as $5,000 an acre - flat and no trees. I have 24 acres in this western area, but have trees and a creek. Gave a little over $3000 an acre in 1998, but is probably $5000 an acre or more now.

There were 100 acre tracts sold maybe 5 years ago for as little as $1800 an acre, but they are now double that, at least, for large tracts.

Small half-acre lots are at least $17,000 in all the developments I know about.

This area is 50 miles from the middle of Dallas, but growth has almost reached us.

Yep, the further you go east from the interstate or west from the coast the better the prices get. We had to go inland sixty miles from Tampa to find something we could afford. Plus it was broken down, 12 acres of oranges at 3500.00 per care, seven acres unimproved (woods and wetland) 2000.00 an acre and pasture 2500.00 an acre.

Two years ago we spent around 24K for 5 acres with frontage on Seneca lake. We currently live outside of Philly where land is going by us for 30K a half acre, some higher very little lower. /forums/images/graemlins/blush.gif

We paid 30K/acre for 5 acres, but that's way out here in the country. Near my work(30mi), it is more than double that rate. That's for semi-rural land - in proper developments they are selling postage stamps (1/5-1/4 acre lots) for $50-60K.

In Northeast PA, prices are increasing in the Pocono mountains from an influx of people from NJ and NY. They are used to paying higher prices. They range from $5,000 - 10,000 per acre depending on size and most of the parcels are wooded and very rocky. If you go further west along I-80 prices drop considerably down to about $1,500 -2,000 per acre. Crop land or pasture land is generally more in demand and can sell for about $1,000 more per acre than wooded land.

Out here in Little Dixie you can buy large (80+acres) for around 500-1000/acre. I gave $25K for 13.8 acres with highway frontage, pond and natural gas access(way cheaper than propane). Most smaller parcels are 1000 - 2000/acre. A freind of mine just sold his 35 acres with 3 BR house, small shop building two ponds and cross fencing for $141,000. Land up in the Kiamichi mountains is cheaper, but usually has less utility.
