How much $ to survey land?

Neighbor, 2.5 acres, about 10 years ago. I asked the surveyor. She said $900 per marker, corner or line.

Long ago I learned how much surveying costs. So - I've gone out and built small rock pyramids over each marker. Easier to find - keeps the neighbors cows from stomping on the pins.

Dodge Man probably knows more about this. Three of the gov survey basic details were etched/sliced into the cambium layer of nearby large pine trees. Large patch of bark removed. Specific details sliced into the remaining exposed layer. Over the years the bark had grown back.

However - one surveyor knew of this and showed me one tree with the underlying info. Very interesting. I check two other corners. Could find the scab patch on these two trees, near the corners. Didn't open them up. Left these sealed for future generations.

Very recent experience, about 2 months ago. Need just the basic mortage survey, on 12.5 acres. Cost me $3500. There was another outfit that would have been about $800 cheaper, but they couldn't get to it in the time frame I needed, so I paid the $3500.

I wasn't really thrilled with it. I had to wait and wait, only to get told "we finished that like 1.5 weeks ago.... OK, but I need my actual survey"

Other thing, and for just the mortage company it doesn't matter, but it annoys me, as someone who has worked on a survey crew some in the past; they didn't even put a lathe at the corners/monuments. They put a single orange locate flag at the corners. That just seemed cheesy as he'll for $3500. They didn't need to do an extensive resurvey, as this had been fully surveyed in 2018

On the drones; they do fly some surveys, but this isn't what you mean. You first do real survey and tie down the sections/range/elevation, then they install large, 3 ft x 3 ft X targets, then fly and get the geometry, used on road surveys. Flying is very expensive, and it LIDAR is not something installed on a DJI drone

What you are talking about on trees are called bearing trees or witness trees. When a section corner or quarter section corner was originally set they would hack or blaze a tree in a certain manner. They would record this in the courthouse and it would read something like “at 40 chains set a post in a sod mound for the ne corner section 8 from which a 18 inch red oak bears north 28 degrees at 50 links”. Keep in mind this was often done a long time ago, where I live about 1817.

As a rule the aerial surveying using planes and drones use pictures to obtain topographic data. The pictures overlap and give a 3d affect. Ortho rectified is the technical term I believe. LiDAR is also used but costs more and is usually done on a larger scale, say state wide.

Quoted 7k 20 years ago for our approx 80 acres in NY State, 17 corners, heavily wooded, sandy terrain with multiple deep ravines, and some swampy areas.

10 years ago I paid $1,000 for a simple split of a 20 acre parcel, previously surveyed in the past 5 years. The 80 year old surveyor showed up the same week, did the job in a few hours.

Circa 2014 in Michigan: had a surveyor divide my 19 acre lot into 3 new, irregular shaped lots through thick forest/brush. Cost $3200, surveyor was kind of mad he didn't ask for more to do the job.
