You are in TN, so snowload wont be an issue and as such, I wouldnt worry about the roof pitch.

Like I wrote, you need some slope. My big shop's roof pitch was slight, and with snow/rain load over the years some sagging occurred, which caused puddles, which rusted through.

Before, I think there was like less than 6" rise over 20'

Snow doesn't slide off but rain does easily.

/edit - but Tupelo has had an 8" snowfall in 1940 and a 6.2" in 2011.

I have carports and a log cabin tool shed. I'd be more than pleased to have a structure like that on my property. Don't let your ego cause you to do something you'll later regret.

I've found that when looking at a building and it looks like a mess with no care of how the siding or any of the exterior fits together, there is an exceedingly good chance that the rest of it was built the same way. I'm not going to say 100% of the time this is true, but it's go to be close. When somebody doesn't know how, or care what it looks like, they are even worse on the structure and hidden aspects of a building.

I wouldn't put a dime into fixing it up. Use it while it lasts. If it's where you want your barn, tear it down and build what you want in that location. If it's not where you want your barn to be, leave it as long as you want, but don't put anything of value in there like your tractor.

Well the OP hasn't been back for a while, but a few other thoughts for those in the same situation -
Like others wrote a great deal depends on the integrity of the structure.

Also - What are the materials?
What's the floor? Concrete? Gravel?
Is there anything worthwhile inside? A bathroom?

My shops are all metal shops with a 5,500 sq feet of concrete floor suitable for heavy equipment.

Rough estimates just to pour that much slab is $15K to $20K.

And in the big one (40x60) there is an apartment about 18' deep across the back with a full bath and kitchen.

Ha, you've got nothing on my barn. OH YEAH, I don't have one. I am jealous weather yours is fancy or not. It beats leaving stuff outside.
