One thing I have learned over the years, never say never.
Years ago there was no "zoning" in many areas, then came zoning. Oh good, this or that can "never" take place in this part of the area because zoning will not allow it. Then came along "zoning variances" and there goes the neighborhood. Urban sprawl into agricultural farmland.Money talks!
And don't even get me started on immanent domain!
We have zoning and you can get waivers for $$$$$ . But we also have storm water management , school impact fees , reforestation fees , permit review fees , permit fees , inspection fees , utility hook up fees environmental fees and the rain tax in Anne arundel Maryland . A lot , 1/4 acre with water and sewer at the road is $150K . Finished house $450K . But this property wouldnt perk except for 1 area . And there was no skin on the bone for 1 house . Site work to develope a 4 lot parcel with all the fees runs a bit over $100K per lot .
