We have a lot of old abandoned hand dug wells. ;)
We have a lot of 2000' core drill sites all over four counties. Lead mine exploring, now they go 3000' and finding other minerals.

For me anyway there was no way I was going to put that much time and money into something and not have it legitimate. Permits help hold diy folks and a few cobbler contractors to some standards imo.
My build is absolutely legitimate. I hold myself to some standards. As do my neighbors. :)

Manufactured homes have come a long way. In my area they are incredibly popular. The reasons are simple, it is almost impossible to have a house built in a reasonable amount of time since there are no workers available. Second, construction starts at $500 sq/ft for a builder grade stick built house. Mostly since the wait is so long they can charge whatever they want.

I haven’t seen a completed stick built house in my area in years. There are several that were abandoned and just sit. There are several that have been under construction for years being open to the elements.

Land here goes for about $10k an acre. And I have seen several manufactured homes set in the last few years around here. They are going on large parcels…50-500 acres. But most people doing these homes are local to the area and are aware of the challenges.

I have known of a couple non-locals try to build a house and give up and sell and leave the area. Just no workers.

So my advice is to ensure you can finish what you start. Talk to local people and find out how it is to get stuff done with local trades.

Permit also only enrich the government nothing to do with standards.
Ok I disagree with you. Yeah you can make the argument permits will be used for property taxes etc. However during my electrical inspection everything was perfect until it was pointed out I didn't wire in or have boxes for smoke alarms and they were all to be hardwired w/ a battery back up. Lol this was a 1k sqft cabin but I'll spend the couple extra hundred to run out and get the materials needed to do it to current standards before the drywalls up cause if I or family member ever sells a legitimate home inspector should point that out and possibly kill the deal, and a home inspection is needed to get financing.

Our county permits are to make sure that you actually build on your property not part of the neighbors. They do however keep an eye on your septic as its being installed

You said permits... not inspections. Inspections have their place and you can always hire an inspector. A permit is PERMISSION to do something on your property no matter how minor. If I want a livestock run in or chicken coop why should I need permission? If I need a shed or container for storage, need a permit? Next I'll need permission to own a dog or 10, or how many rabbits I can raise. My neighbor just put in mile and miles of water lines for his cattle no permission required, neither did his new giant hay barns. He just bought a Dozer cleared a few acres and up they went.

If I don't do it right I pay the price.

As for the smoke detectors that could be handy to know supper died again, had to remove the smoke detectors so she quit setting it off 3 times a day....

BTW our tax assessor personally looks at all properties at least every other year, so you still get taxed...but to get something removed just tell him/her while they are there.

This condition has to at some time stall the new home build market. I haven't saw any slow down here yet. Being rural our choices of builders is small. The good ones are booked out two years. $500 p/sqft is completely undoable for me. I struggled with $120 p/sqft. A small acreage here, 20 acres or less, will bring $7K p/acre. A rough 40 acres of timber will bring $4.5K p/acre. Good tillable land will bring $8K p/acre. Rich bottom ground will bring $9K p/acre.
