Okay ... Okay, your right. I thought that ford deal was resolved? Guess I have not been paying attention ...

I wish it was resolved but the dealer likes to just keep sending me a bill each month with the added interest for the month. I am in no hurry to talk to them as I doubt he is willing to deal in good faith yet. Hopefully someone will come along and offer to buy it and I can move on.

Hey ... how about sending him a bill of sale showing the sale amount for the same amount as his bill .... And write across it payment recieved in full!!!!!

I still owe money on it and to do that would cost me more money. I need someone to want to buy it as then I can recoup some of my money and still negotiate the bill to an acceptable level.

I'm also interested in looking to see if I could get an entirely new loan with all the land and house in it. That would spread it out, plus the lower rate would probably offset the difference in the new land being in with it! I'll check and get back to you guys.

When we bought our 20 acres it was $30,000. They wanted 20% down. That would have been $6000.00, which we did not have. Our house was paid for and worth $30,000 or so at the time. We took out what is called a "blanket mortgage" which covered both properties. Since the house and land combined was worth $60,000 we owned 50% of the equity of the total package... much more than the 20% down.

In legal terms, essentially, we sold our house to the bank for $30,000.
Then we bought the land and house from the bank for $60,000.
To maintain 20% equity, we were required to give the bank at least $12,000 at closing. Instead, we handed the bank the full $30,000 back just to knock off a ton of the principle on the loan. It kept us from having to dip into the savings for the large down payment. Look into it if you are interested.;)

I still kick myself for passing on 320 acres that was offered for $98,000 back in '94. But, I would have had to get a loan and i don't like that. Oh no, don't want to go that far in debt! Groan.

Oh well, I did buy a nicer 160 for less per acre - still would have been nice to have that 320...

About 5 year ago, my neighbor divided up their 10 acres into three parcels and sold to a child relative, the one closest to me. It was so close I offered to by it with a little premium over market. I thought it would somewhere between $50-80K. They considered it, but eventually said no. So, I sucked it up and went about my business. But, unfortunately each spring, something irritated us as they did not respect the boundaries. Over the years, They put in power, dug a well, septic, and planned to build a house. I figured that once the house was in, I would never afford to buy it. Every year, we kicked ourselves for not finding a way to convince them and buy it. Well, this last year, they got divorced, we had a great business year and obtained the cash just when they were ready to sell. Unfortunately, it was either we buy it or it was to be sold to another child relative who would turn it into a junk yard. We chose to buy it and considered some of it as a loss due to extortion...

So, even though I feel we paid more than market, the neighbor stress is gone. I think that we only did it because we had enough income this year to pay cash. If we would have had to mortgage anything, I don't know if we would have done it.

Seems a lot of people are of the opinion, grab it before someone else does.

I don't know about your area, but around here, nothing is moving. Even with land and home prices tanking, it is not moving. No one is getting any credit at good terms from the banks, from what I hear.

So, you know your market, is it moving? Or can you wait?

My part is apparently different from your part (different states) but the folks I deal with are the only ones worth talking with in these parts about land loans, other than owner finance.

Yeah, if you wait around for a better deal someone else will inevitably come in and buy it out from under you and you will spend the rest of your life kicking yourself.

You can guess how I know this to be true.
