I carry insurance on my lease places if the cattle get out onto FM road,it doesn't cost all that much and they are not liable for anything. For the free lease I have to keep it up also that includes either spraying the weeds or mowing witch ever I decide and keep the fence is good condition. Just have a written lease agreement covers any expectations and do it yearly,even if your not going to charge him anything for it. Can be simple as,keep all fence in good condition,pasture must be kept in nice condition free from weeds and not over grazed,your not liable for any damage to the animals or what they may cause,have a beginning and ending date and both sign it,with a witness. I always just type it up and print them out and have copy we both sign each he gets one and I get one,just part of it. If he don't like it then well it's probably better off anyways,cause it shows not wonting to take responsibility of using your land. He has to keep them somewhere so I wouldn't be to worried,if he does leave just throw few goats out there. Being a X Leo he should understand,as for haying just depends if have someone around you that would won't to sink the money in it to get it right for a longer term lease agreement. Like me it would have to be at least a 5yr minimum.
