I had a few leakers on my carport. The roof has nails with rubber washers. Replaced the nails with screws with rubber washers. Seems to have worked. My carport is 40 years old.

That doesn't address the 3/4- 1" ring of rust in the paint of the sheet around the washer. And of course when the thing was built, every last screw was put in square where no one could see it.....Hence my dilemma. I'll check out the suggestions so far. Thanks again.

The only leakers that I've had were what loosened from the wind. It's more of a protect the sheet and seal the washers kind of thing. Dab with a brush or a quick squirt hopefully.

Works great on anything I've tried so far. Clear, liquid, rubberized. A little daub'll do ya'.

I've used a brush, wood stick, even a screwdriver to just get a bit over a screw or into a hole.

I use this in tube form, but haven't tried the canned, brushable form yet. Also works good, stays flexible and doesn't harden like others I've tried:

If you want to take the time and pull screws where the washers are cracked, try cutting new pieces out of this:

Lowes, HD and some other stores all have it under different brand names. It's a butyl rubber tape with an aluminum surface bonded to it. Once bonded to the roof, it does NOT come up, no matter how hard you try. The aluminum facing can be painted, but doesn't have to be.

Cuts easily with scissors. Pull the screw, place a small square or round piece of it, drive the screw through it. Instant washer.

There's stuff here that I've never heard of. Pretty cool. A few have mentioned nail downs. Unfortunately my sister's A frame in nailed down and you'd see every repair, so it looks like a new roof for them this summer.

I had Morton come out last year and replace the 8 skylights on my pole barn roof last year. While they were up there, I heard a whole bunch of extra banging and new screws going in too. The foreman said they see alot of loose nails on these old barns, so they always fix what they see, when up there. They also siliconed a few empty nail holes that had missed the boards and pulled away. They did the job on a pretty windy day, and I was impressed.

I wasn't going up there to fix 'em myself, since it's so far up and a fairly steep pitch.

My shop roof is 30 years old and so far no leaks that I’ve noticed.
But because of all the reported leaking issues I would probably choose a standing seam roof with no exposed fasteners next time.

My shop roof is the normal 4-12 pitch but I wish it was steeper so the snow would slide off much easier. The barn roof shown in the picture is much steeper and any snow is usually gone in a few days.
