That doesn't address the 3/4- 1" ring of rust in the paint of the sheet around the washer. And of course when the thing was built, every last screw was put in square where no one could see it.....Hence my dilemma. I'll check out the suggestions so far. Thanks again.
The only leakers that I've had were what loosened from the wind. It's more of a protect the sheet and seal the washers kind of thing. Dab with a brush or a quick squirt hopefully.

Works great on anything I've tried so far. Clear, liquid, rubberized. A little daub'll do ya'.
I've used a brush, wood stick, even a screwdriver to just get a bit over a screw or into a hole.
I use this in tube form, but haven't tried the canned, brushable form yet. Also works good, stays flexible and doesn't harden like others I've tried:
If you want to take the time and pull screws where the washers are cracked, try cutting new pieces out of this:
Lowes, HD and some other stores all have it under different brand names. It's a butyl rubber tape with an aluminum surface bonded to it. Once bonded to the roof, it does NOT come up, no matter how hard you try. The aluminum facing can be painted, but doesn't have to be.
Cuts easily with scissors. Pull the screw, place a small square or round piece of it, drive the screw through it. Instant washer.
