For some of you who may be following, I am closing in on building a home on a piece of land that my Dad has given me.
After having it surveyed, the deed filed, and loan approved, the county admin has stated that since my Dad has an old house with an address, and his current home listed with a separate address on the same parcel, that I can not have an address unless I have direct access to my property, ie. no easement.
I currently use his road to get to my piece, but I do have frontage on mine as an option. The problem with this is that I would have to build a bridge across a stream $$$ to get to my piece, therefore allowing me to have a simple address. However, If I choose to continue using his road, we both then have to change our addresses to a road name of our choosing:confused2:

One of dad's addresses above, the old unoccupied home, still gets electricity- can this home just be de-listed from the county, therefore allowing his current home, and my new one to be co-located? Any idea why Dad continues to have the old home listed as an address when it just gets used for storage??

Several things come to mind...don't know which, if any, are viable for your situation.

put up two mail boxes, one has your dad's address, you adopt the other address and have your mail delivered to the other mail box beside your dad's.
ask the county if delisting the storage address solves their problem
ask your dad why the old home is listed as an address.
have your mail sent to your dad's address and y'all sort thru the mail daily

hope you find a workable solution..

Thanks, John. I'd ask Dad himself, but I'm overseas for a bit. I'm having the wife ask the county admin if de-listing is easy and doesn't have any negative tax implications:2cents:

Ah, understand, fixing bureaucracy from afar requires innovation! Stay safe out there and best wishes!

You might have your wife consult the local postmaster to see what the USPS requires. Maybe your Dad can be 1234-A and you are 1234-B for example.

I am sure it's a tax issue (perhaps just old classification rules/limitations). Many aspects of parcel layout in my county revolve around tax rules and procedures. Someone somewhere probably has a reason why it's done this way, but it certainly makes it a PITA for situations like this. I imagine someone at your county office knows the best approach to solve the problem.

My guess is the county wants an address that clearly marks each house for emergency services. The two houses were likely given addresses before they county had a rule change and they two houses were grand fathered.

Its been awhile since we got our house address but I think it was part of the building permit. We had to show the location of the driveway, the driveway might have to have been built, so they county could measure the distance from the cross roads to our driveway. The distance is used to create the address. How the address was created was a recent change 10 years ago and it was done so emergency services could find a home faster.

I do see private roads in our county and I have always wonder WHY they had roads marked PVT. I guess the OP's situation is why. There are multiple houses on the road, which used to be a driveway, and the county required a clear address to the homes.

I be the OP is going to have to put in his own driveway or create a private road....

Later,
Dan

What about 911 considerations?

I had a property which laid in two adjoining sections. When 911 addressing was established I ended up with two separate addresses, one of which had my driveway as a named street. I had the establishing authority eliminate that one so I would be on the same street as my neighbors. So far, so good, except that now with gps mapping my location is showing up as somewhat east of my driveway so everyone, like UPS et al, go past my drive and end up at my neighbors a mile further down the road.

It could both the 911 issue and likely some silly county rule on subdivisions and the number of homes on one parcel.

I know in a suburban county near me, any parcel 20 acres and under are allow only one "primary" residence and if more, a subdivision plat filing is required along with the fees and such. (That keeps the property owner from putting up six trailers and renting to those from south of the border).

First off-thank you for you service....

A bit of history, addresses used to be (rt1 box1234 city, state, zip) for years this is how mail was sorted and delivered.

Then the advent of 911 addressing became the norm, "a much more efficient way to locate you". Your new address would change to ( 1234 anywhere rd, city state, zip) The number represents how far you are located from the beginning of the road I.E. 1234 = 1.234 miles down anywhere rd. This made it easier for everyone to find you, paramedics/police/etc.

In the County where I live 911 addressing is in place and the new system implemented. Your county office can direct them to you as apparently you have the new system as well. There are many variables in your situation but based on what you have said, "they want you to name that driveway". If you name the drive it will be documented as a road and no longer an easement- but a cul-de-sac. Each house along that drive will be measured and based on distance from the entrance a corresponding number will be assigned. Much like a builder would do in creating a new subdivision. This would help paramedics find your home in an emergency - the best choice IMO.

Another option that I have seen done in my county, mailboxes are placed along side one another( in a row on the same post) adjacent to the driveway(s). these boxes set up with the same address and would have A/B/C following the address number. Much like an Apartment number..... This makes for a long walk for whoever lives furthest from the road.

The Post Office will take the information from the 911 addressing office and determine where mail boxes are placed. They will fight you if you ask to place your new mailbox in front of your house- they do not want to pay a mailman to drive down that newly established road.

Good luck and congrats on your future home
