I know what you mean about hip roofs being more money, but (see attachment) with the house we choose it wasn't something we wanted to do, besides with six roofs on the main house (plus garage) we were in for a penny, in for a pound. We did push the back wall out two feet, changed the back porch into an 8x16 foot sunroom and enlarged the kitchen and master bedroon and closet. We are running about $112/sq.ft. with everything including a larger garage.

no, no sitting room. Added to much to the total. We wanted it, but just need to put the money into other things.

Ohhhh!!! Nice. A bit to pricy for me. I had to keep mine a little cheaper. We are running about $85 to 90 a sf.

Your house style just wouldn't look right with a gable roof line. The hip is definitely, umm, hip, for that style house.

I was just tossing out the hip/gable argument because it seems that Frank Betz drawings favor hip, even when it doesn't make sense, just because it was a popular style.

Your house cost about the same as ours. We ended up paying around $115/sq ft, even after alot of DIY work! We started out expecting around $85/sq ft and shaved some corners and added/changed some items along the way. Ooops! /w3tcompact/icons/shocked.gif

Love that porch on your house! Wish we could have had one like that but couldn't find a design that incorporated everything we wanted in the price we wanted and the porch somehow got the shaft /w3tcompact/icons/sad.gif.

Will the area be walled off? Or will there be a door to an "attic space"? If there is a door you could always finish it off later yourself. At least have them frame a door (put the proper header in), this way it would require less mess in the master br later.

Thanks Dave. It was suggested by the (former) builder to go gable instead to save money. I asked will it change how the house looks. Yes was their answer so mine was No. We loved the design long before we found out what it would cost to build. We comitted ourselve (and now the money) to the proejct. It is a bit more than I wanted to spend, but, it is our only house we plan to build. No kids planned, just lots of four legged kids (cats & dogs) so we can enjoy the upgrades.

How far into the project are you? Is it complete? Wasn't sure how to interpret the <font color=blue>(former) builder</font color=blue> comment.

Nice looking plan. If you can swing it, I'd make the entire optional sitting area into a walk-in closet for your wife and you keep the original walk-in. She'll be a little less likely to take over your part of the closet that way. /w3tcompact/icons/smile.gif

Here come the cost questions again from a Quantity Surveyor (I do building estimating for a living and am always curious !!)

Your prices of $112/square foot work out to approx $2500/ square metre in Australian Dollars.

Our housing works out at about $700/square metre in our dollars.

Which equals about $30/square foot in your dollars.

Something is amiss here. When you say square feet, is that the total area of say ground and first levels? I assume so?

I know things sure seem dearer over there but 3-4 times the cost for housing????

Sounds REALLY !!! dear from a comparison point of view.

Any comments???
