No, it's not. It was never designed to be one--on the idea it could easily be removed if we decided not to keep chickens anymore. I told her it was not designed to be a permanent structure, however, she just said to call her if it was destroyed or removed. Bottom line-- they're not going to give up any revenue unless myself or Mother Nature change things. Mike.

I wouldn't trust some local government flunky on this, I would ask for (or find for myself) the zoning and property tax standards that apply. Temporary structures-- often defined as those without a permanent foundation, such as a pole barn-- are not taxed or are taxed at a very low rate in some jurisdictions.

I'd check it out for myself... sometimes these folks don't really know the specifics of the law, but people just don't think to question them.

Heck, put the coop on wheels and move it around so the chickens can graze and fertilize different areas. Let's see them call that an "additional structure." :laughing:

If you sell meat or eggs, that would qualify you for an agricultural land-use exemption around here. (Don't know about MO.) The paperwork might be a bit much, just for saving a couple of dollars, but there are different standards for a matter of principle.

Isn't this something that goes through the local PVA? And aren't most PVAs elected officials?

I'd go talk to the local PVA - preferably near election time - and ask "are you really going to need tax income on this ?" They can be pretty reasonable if you talk directly with them.

My neighbor has 2.5 acres, and as such may not have a 'farm' building on the property, by township ordinance. Well he built a very nice 'barn' out in the front of the property ('barns' must be behind the home, by ordinance), had a township permit and inspection and approval for this 'barn' even though a 'barn' is not allowed. I got a notice about property inspection for tax purposes for the new 'barn' on my property. Since they couldn't imagine a 'barn' being built on the neighbor's non-farm zoning, they presumed that his 'barn' was my 'barn' and had raised my taxes for it because I am zoned for farming.

Where's my Tea Party representative?

Around here anything on skids is not a permanent structure.
*Odd how local Government works. A few years ago, I went round and round with a local government offical to get a electrical permit for my garage, she wanted to know how many outlets I wanted. Found out the permit allowed 20. Wasted an hour with her. mark

I bought this building back in 1973 for $200 .
The County auditor set it up to allow me to depreicate it out over a period of 20 years.
Come 1993 they raised the value of this building to $500.
Now hain't that something !
How do you take something that has deprecated down to a 0 value in 20 years and suddenly it's worth over twice what it was in the beginning ?
The 1993 the value was $0 not 500.
Shortly after 1993 I found out I should not have been paying tax on the building because it sits on skids and is not real estate so is exempt from paying tax on it.
Needless to say I had it removed from the tax duplicates at the auditors office , but the fact that I paid 20 years worth of un owed taxes on it is still a bummer.

Just because it may become destroyed or be moved does not not make it taxable while it was there.
Her response was nothing more than a cop out.
*They are if it the law doesen't permit it to be taxed.

years ago, I'm guessing 25+, the county decided they wanted to raise the taxes on my parents property due to a new building they had observed when doing pattern overflights of the county. Fortunately somebody at the county had a measure of brains and did an in person check of said new building.

Seems they wanted to tax our tarp covered wood pile. Was quite large at the time.
