I carry "Replacement Cost" homeowners insurance on the house. So if it cost X dollars to rebuild, the insurance will cover. According to my Agent this is the best way to go. It would not take many purchases of something that cost $200.00 when the house was built and now cost $500.00 to deplete an insurance payment for damages.

I have always carried Replacment Cost" coverage. The sad thing is, if you do end up getting a replacement for something because of a loss, frequently the new item will be of poorer quality than the older one was. Take my Laz-Y-Boy sofas for example: There is one that was new in 1996 and cost $1,000, and one that was new in 2004 and cost $1500, and while they may appear identical except for the fabric, the older one was constructed so much better than the newer one....both are in excellent condition, but if I got a replacement for either today, the quality would be much poorer. SUCKS !!!!

Both our home AND auto policies are one year policies. Perhaps the difference is that I've only dealt directly with AAA in one of their local offices???? In fact, the homeowners policy renews in September because we bought this place in September, 2005. The auto insurance renewed for another year 6 days ago; October 31.

Don't know. My home is 1 yr my autos are 6 mo. Seems like it would be the same. The independent agent ( I would assume) has to go by what ever policy AAA has

Our home insurance is once a year, our auto is twice with Allstate. Our property taxes are also twice a year, and due in the same months, May and November.

I don't recall ever hearing of property taxes being twice a year. As my current tax statement says:
"Taxes for the current year are due and payable in full by October 1st and are delinquent if not paid on or before January 31st. State law requires that penalty and interest be paid on taxes paid after January 31st. Penalty and interests to be added for delinquent payments are as follows, 12% per annum thereafter:"

and it continues with 7% in February and on up each month to reach 24% the next January.

If you have a mortgage and escrow account, as I do, the mortgage company pays the taxes the middle of December.

When we had a mortgage they took care of the payment twice a year for us out of escrow, too.

Veterans only: USAA. Been with them since 1967. Was for officers only then, but open to any honorably discharged veteran or current service member. Got Geicon when I went in as they were the only company serving military. When I got assigned to my duty station and renewal came up, the rate had doubled. Guys in the office said, "call USAA". Their rate was lower than the original Geicon rate; been with them ever since.

In every consumer survey about insurance companies, USAA comes up #1 or #2.

They now have banking also. In France we got jerked around by a hotel and chose not to stay the second night we had paid for. They refused to refund our payment (credit card). Called USAA when we got home, they went to bat for us, but failed to get the hotel to back down. Wife got a call from USAA and the gal said that sometimes USAA will just cover it themselves and canceled the CC charge.

I've insured with USAA for over thirty years. A couple of decadres ago my wife was injured in a automobile accident. After we exhausted the other insured's policy limits, we filed a claim to try and recover under our underinsured motorist coverage. USAA hired a couple of "experts" and basically screwed us out of any meaningful settlement. I still insure with them because they're the cheapest, but beware.

It probably varies from state to state and company to company. Our automobile insurance is twice a year. BUT motorcycles and RVs are paid for a full year (same company). Our farm insurance can be paid on a yearly, semi-annual, or quarterly basis but they add a small handling charge for each payment.

Our real estate taxes are for the full year but you can pay half at the beginning of the year and half 6 months later. The strange thing is, some counties are on a different schedule. We have a small rental property in another county and they don't even send the bill out until a month after it's due here at our home county.

About property taxes: Here in Michigan I have always paid them twice yearly: Summer taxes which are about 1/3 of the total bill and are due in mid-September and consist mainly of the schools and educational taxes, and winter taxes which are due in mid-February of the following year and consist of about 2/3rds of the total bill. The p****s mail the winter tax bills out in the beginning week of December, putting a huge damper on your Christmas shopping. B*****s.

The thing that amazes me is how much more it costs to run the schools than the city and county combined, and I know it sure isn't because school teachers are overpaid, 'cause they ain't, in my opinion. I get one bill, and one payment is made to the county tax assessor-collector for all three, and currently: the school gets 61.98% of my property tax, the county gets 29.04%, and the city gets 8.98%. And it would be an even greater percentage to the schools if it weren't for the fact that my school taxes have been frozen for a few years; one of the benefits of old age.

Don't get me started on our public schools.... we have 1 employee for every 7 students and the teacher and labor unions threaten strikes anytime there is talk of staff reductions! :mur:

I guess it's the same just about everywhere now. Lots of "employees" but not enough "teachers" and many of those employees are making twice as much as a teacher.
