Man, I bet there is AT LEAST 100 grand in that building. All the concrete and block work. Nuts. Mostly wasted.

Please buy it and turn it into something awesome. I think I'm obsessed with it...

Haha - help me think of some ideas for what to do with it. The middle 30 ft of the building is probably close to 16' high. The left and right 15' is two stories - around f 8 ft ceilings on 1st and 2nd floor. Story goes that they have just over 100k into it....

Oh yeah I there are two roll up doors - one on each side. You can probably drive a bus down through the building easily

Someone suggested a lean-to roof on the sides - that makes more sense. I'd use the big area for the main workshop area and cut out doors for storage on the sides. Maybe three doors on each side. Or use one side for storage - could be a 6-car garage probably - and the other side for living space with an upstairs and downstairs. Lots of possibilities.

Just buy it and we'll worry about the details later. :laughing:

Haha - they are never going to get close other that price. Land out here is worth 4-5k per acre for lots under 10 acres. Anyone know what the concrete work on a building that big would run (ballpark)?

Some of that concrete looks like it was placed and they may have ran a screed over it and that's it. No bull float, no hand mag, no trowel finish.

If the building had a great amount of value then it would likely have already been bought, converted and be occupied. Since it has not for apparently quite some time then keep that in mind. Buy the land. Use the building as a bonus since I think your probably not going to want to pay what it cost to go thought the demolition process and neither is the owner. How many people are going to be interested in the effort it will take to make the existing structure useful? Use that problem to your advantage. You can always offer more money later.

If you need to replace the plumbing then keep in mind you can perhaps place your appliance at the exterior edges and run the plumbing outside. Tie everything together outside. It’s pretty easy to run plumbing around a building if you have room to keep the grades as needed and it seems you have that. A whole bathroom or kitchen can run plumbing along a furred out section of the exterior wall of a room and then run water supply in and drain out one hole through the floor and footing. Interior framed up walls can carry plumbing to the furred out sections of the exterior walls. With a little thought you can likely take care of the plumbing needs with very little floor demolition work.

Great point on the value piece. I hadn't thought of bringing the plumbing together outside - that's definitely something to keep in mind.

I guess I'm just reaching too far on this one. I appreciate all of the comments.

In my area, that price wouldn't be out of line, might even be cheap. Value on the building? Good question. It has some but maybe 20k depending on how you would use it. I agree, I bet someone sunk over a 100k in whats there.

Same thoughts after seeing the listing?

I just looked through the pictures and I'm really at a loss as to what it would take to make it attractive. You mentioned creating an event center to hold weddings. Why would anybody want to get married there? What would it cost you to make it attractive to the point couples would want to have their wedding pictures taken in front of that building? As mentioned, that roof line is a huge failure on every count. Tearing off the roof and rebuilding a new roof will also require significant work on the walls. They would have to be removed too, and then whatever you build, you are relying on the block to be structural. I don't know if it is or isn't, but it is ugly and would have to be covered in rock or brick or something to make it attractive. That's $10 a square foot in just materials for decent looking fake rock.

Road going in and out needs to be two lanes for events. Where will you park 100 cars? How big is the septic system? Will it handle hundreds of people? What size meter is there to the property? You'll need at least 400 amps because of the HVAC system. Is it on city water or well water? If it's a well, how is the water quality?

If you are wanting to start a business holding weddings and events, you need to create a Business Plan first. There are a lot of sources out there to help you do this, the SBA was my favorite source. Set up a meeting and talk to somebody there. The guy I met gave me a bunch of information, and pointed out where I was off target in my Business Plan. Figuring out what it will cost to open up, what you will make in your five year projections, and what your profits should be is needed before you can know what you can spend on anything.

As for this building, I still feel the best thing to do is walk away.
