Need help with a "whats it worth question " ???

I have the opertunity to rent 27 acres with a very good barn 1/2 loaded with this years hay and 2 year round springs /creek also city water and it's 1/4 mile from my house the owner is 90 and wants out of daily chores . also the 1st rights on 17 black Angus cows with calves and a good bull which has been producing easy calves for a few years . This is a closed herd no auction cows and I need to answer by Friday if I want them or not they will go to the local auction come Monday ! The pasture needs fence (minor 2-3 days )work and has not been grazed in 3 years he owns 3 good pastures and has kept them close to his house also 1 he uses for hay only his hay is good quality and I could pretty much ask for any deal ! What is a fair price and what are the cow/calf pairs and bull worth ? need someone with black Angus experience :confused3: All are well fed fat and sassy and in good health

The market for cattle fluctuates weekly...
I have no idea what the rate is now...
How old are the cows?
How many calves have they had?
This will affect the value greatly...

IMHO I would offer 18K for the bull and cows and 9K for the calves...

On the rent find out the tax he pays per year and offer that plus more...
How much more I don't know...
I have no idea how high taxes are in your neck of the woods...
