One of the bigger issues we have around here with ROW's is homeowners disobeying guidelines and planting privacy hedges etc...often directly under utility lines...primarily Leyland Cypress...

They grow faster than the utility companies do any cutting and they grow both upward and outward to the point they interfere with both traffic lanes and low hung communication lines...

You said it was 50 feet from the center line of the road the first time I ever saw that you mentioned the center line of the road. The "centerline of the road" would normally be a known location in the deed. Because it should not change locations and all measurements for the ROW should be from that known location. The way you have been describing it would be 50' from the center line in each direction.

Actually, we are all just guessing because the story seems to change with each telling.

I’m glad several members here aren’t my neighbors. Thank God all my neighbors keep to themselves and don’t cause any trouble.

I've seen cityiots move to the country and then DEMAND their neighbor move their cattle fence (that's been there more than 50 years) over a few feet because they got a survey and it's on their side of the line....a line that's been respected for over 50 years with the old neighbor.

City people like DRAMA and are willing to spend thousands of dollars to make sure they have some. lol

When we moved to our place 15 years ago, we let a third party farmer still use our land because the previous owner was letting him do so.

After 3 years of this "farmer" not doing what he said he was going to do, and just being a pain in the butt to deal with per him using OUR land, I asked him to take his cattle out.

Turns out that same farmer kicked his sister off his trailer on his property because he could get more rent for it. Also turns out my other neighbors we're actually glad I told him to get off to boot (apparently we walked into a lot of drama between the previous owner of our old home and the other neighbors as well).

Being courteous, kind and trying to treat someone else the same way you expect to be treated doesn't come from living in the country or living in the city, it comes from the way your parents brought you up IMO.

Yeah, there is NO drama in the country from "country folk":laughing:

Why would neighbors pay for a survey of op property?

Not the entire property. They are getting the mutual benefit of knowing the locations and having exact markers where the ROW is. They have an interest in that.

We agre that the OP’s story is constantly changing! In fact it changes so much that it’s difficult to know if he has any idea what the facts are. Makes me think the neighbor he is complains about is probably more in the right.

I致e got 10 acres with a cabin about 80 miles from where I live. I know there痴 deer stands on it but I leave them alone. It痴 not worth them throwing rocks throw the windows, leaving the faucets running or whatever vandalism they do. Besides that the deer are free to go wherever. It痴 not like they couldn稚 shoot them somewhere else.

My Dad taught me to be pragmatic... especially when holding a weak hand like being an absentee owner.

Just too much to go wrong.

One of the Docs I work with bought a river front farm in Oregon... plans to make it his forever home.

Problem is he is about 7 hours away by car for now.

I asked him about his neighbors... he mentioned there is one old time farm family that came to introduce themselves and also invited them to supper... and they have a nice spread and told Doc about the Co-op

Said he should make friends since the farmer can see who comes and goes and is always around...

The farmer said 5 generations had fished from the land my friend bought...

Doc said he was concerned about vandalism... and such... said he would be willing to let the family continue fishing.... but only when it was that family.

Five years now and not a single issue... like having private security in an area where weekend property has more than it's share of damages...
