I have a upper garage where I park my cars and a lower garage where I have my tractor. The upper garage floor is prestressed concrete and over the years it developed hairline cracks along the prestressed panels which allowed water to drip into my lower garage. I tried a lot of coatings to seal the cracks but they all leaked after a few months. Early this year I found a product that is flexible enough to permanently seal the cracks and tough enough to last for a long. The company claims that it is permanent. The product is called Sani-Tread (sp). It is a liquid rubber that penetrates into the concrete pores. It comes in several colors, it is non-toxic and it is easy to apply (any temperature). So far I am extremely pleased with the results. It looks good and no leaks. To test it, I plugged the drain, completely flooded the floor and let the water stand for 24 hours. NO LEAKS!

JWE, if you don't mind, where did you buy the Sani-Tread product?
I haven't heard of this one.

I put mine on with a roller. It is a lot like a thick paint without the odor.
