The vertical distance measured from the average elevation of the existing grade at the location of the building to the highest point of the roof for flat roofs, to the deckline of mansard roofs and to the mean height between eaves and ridge for gable, hip and gambrel roofs, provided that chimneys, spires, towers, mechanical penthouses, tanks and similar building architectural projections of the building not intended for human occupancy shall not be included in calculating the height. If there are two or more separate roofs on a single building, the height of such shall be calculated from the highest roof.

If these are your regs, a Gambrel would be your friend. I've attached a sketch of what that could look like. I know I didn't include the height of the bottom joist, but I also didn't include any overhang which would lower the eaves height in the calculation.

That right there sounds like you could gain some height by having a steep roof pitch. It seems to say you measure half-way up the gable wall to determine the height. I'd take that and head to the building department for clarification. Written clarification!!

That is actually from the building department. In writing no less. So I go up 25' which leaves me with 1' but i don't really need to have a 1:12 roof, I can have a 2:12 roof because if hte bottom is 25' the top can be 27'. I don't want to be tall without usable space, I want as much usable space as possible, and to me that's squared space.

Going up to 25' gives you a tall second story. A gambrel roof gives you a useable 3rd story. I also think it would be a more attractive building.

Yep. Put a gambrel roof on it. Looks like a barn. Paint SEE ROCK CITY on the roof and CHEW MAIL POUCH TOBACCO on the side. Your neighbors will love it. ;)

That is funny. There was a Rock City painted on a barn near Beardstown Illinois. The barn was falling down and they repainted the ad, then the barn fell down a short time later.

If the lower ends of the gambrel roof in airbiscuit's post were extended 24" lower on the sidewalls, would that allow fatjay to go another foot higher?
