12ft sounds smart for drywalling efficiency assuming that is your plan.

More so for auto lift. The bottom 2' of block is 2' so it wouldn't be full sheets anyway. I just wanted large unobstructed space. I have a lot of big machines, as well as vehicles. I want to be able to easily work on them in the comfort of indoors.

I'd be tempted to keep the bottom of the drywall at the bottom of the wood framing. The bottom 2' of wall is likely to get banged up and or wet.

A trick that I use when standing up heavy walls is to only install every 3rd or 4th stud. Then after I get the wall up, I go back and install the rest of the studs. It's a little slower that way, but there is a massive difference in how heavy the wall is when lifting it. Especially if you are working alone.

Last time I stood up walls I cheated - used FEL.

just thinking about standing up a 2x8"x10' studded wall makes my back ache. That garage is going to be stout!

All two post auto lifts that I have helped install were 12' tall. Not 11'11". 12'. Really need 12'2'' to stand them up easily. Hope you are allowing for your ceiling material thickness in your equation.

We forgot that tidbit in my Son's shop. Had to use a shop mall to beat the lift into place. You can't see that it raised the ceiling 5/8" but it did.

Made a bit more progress today. Got some info on the flooring as well. Clark Dietrich TradeReady™ Steel Joists, 16" on center gives me 25psf dead load, 40psf live load, spanning the width of the garage. It looks like I'll be going with 10" TDW12 and the span will be 22'8". They have end plates/caps that they bolt into. What I'll need to figure out is the 5'6"x8'6" cutout in the right rear for passing between floors. The sales guy wasn't very knowledgeable and passed me on to the engineers, who i left a message for and haven't called me back.
