Wow! I am glad I don't live in Texas without mineral rights. It sounds like you had a nice parcel before all of this.

VPRACER, OP, how have things been since they cleared the pad site?

Well they've come and gone for the most part. The whole process was quite the learning experience for me. They were doing a horizontal well and broke two bits after making the turn. XTO told them to stop. So they pulled out, did what they do casing, etc. Came out last couple of weeks and pumped water from the lake and fracked the well. Again, XTO said stop an they pulled up and left this past weekend. The pit has been closed in and its mostly hard pack land left behind. Good to store hay on but not much else. Of course there is a well head and a couple big tanks for the liquids. I ultimately got some dozing/clearing out of the process in addition to the damages, so that was good. They also put in a new pipeline across my place and I got damages for that. Overall, it sucks having your place torn up but look I understand America needs it's energy. Just sad one man's land is destroyed for the common good of all the folks in the city. Money talks. I would love to buy land in Texas with the mineral rights but it would drive the price per acre up so high no one could afford it. I"m glad they are more or less gone before deer season starts.

It is already done so what I say makes no difference. We have four pipelines crossing our property. One of the pipeline company found a dent in the pipe right on my property. They asked me how much I want for damage caused by driving tracked excavator over my property to the right of way. I told them $500 would do it. There was hardly noticeable damage so $1900 for an acre of damage seems like a pittance.

It's all a gamble really. You can't pick and choose where they will drill next and you likely can't get the mineral rights. So you take the gamble they won't bend you over. Been ok so far up in the hill country. Hope my luck holds out.

While I believe I have some mineral rights it's hard to know for sure until the driller does all the legal research.

Go to the courthouse and do your own research. It's not that difficult.

Does anyone know what the going rate for compensation for a pipeline crossing your property. $ by the rod or foot.
