Welcome to the forum. I have learned a plenty in just the few months that I have been here.
I am happy with my recent purchase of an older (1984 Ford 1710) tractor. I have learned more by getting the older one than I would have if I had bought new.
I am new to tractor ownership and I love the website. These are kind and helpful folks here.

Despite what others have said, all of us here love spending the others' money, but only in theory. At the same time, we have respect for the fact that it doesn't grow on trees. :)

As others have asked or mentioned, what to get depends so largely on where (terrain and local conditions of your place) and what you intend to use it for (ag, mowing, landscaping, orchards, vineyards, and even what crops) that it will be hard to make any recommendations without more information.

Not that I was going to be any help with that anyway, not my area of knowledge...

Thanks everyone! We have a small organic vegetable and livestock operation and looking for a good farm workhorse that won't break the bank. I will post more tractor details over in the Buying/Pricing forum!

Welcome aboard Leah. I am right up the road in good ole' Olalla. You have plenty of company here in this area. I have 21 Acres of timber land and use the heck out of my Kubota BX25. As others stated, tell us what you are doing on your 40 AC. Plowing takes a lot more horsepower than other ground tasks such as Rototilling. Remember that older used tractors are vulnerable to mechanical repair problems, so what are your mechanical skills? As a non-profit, a major repair could be a major set back if you have to send it out. Look at both used and new, there are some good deals on new and they have 0% financing available which may be attractive to your non-profit situation, no cash outlay. You are looking at $100+/hr for repair shops that specialize in tractors. Stay away from general handy men or automotive shops. Also if you do not have a truck and trailer to move your tractor, beware the cost of transport on top of the repair bill. Tractor dealers in this area are in Shelton, Silverdale, Poulsbo, Tacoma, and Puyallup areas. Send me a personal and we can get into more detail. Dragoneggs and I do this.
