Just so there's not any misinterpretation, yes some builders can do a wonderful job of interpreting the home buyers thoughts onto paper. Most cannot. Yes, there are 100's of plans on the market. Some of the things I was referring to though on the master plan are things almost always neglected. A future addition that needs a doorway ($300 now, ?? later) to connect to the existing structure. Decks/porches are often added to a house as an afterthought. Swimming pools are luxury items added if/when funds become available. Often a deck or porch will be demolished ($$ lost) to make way for a pool. Sometimes when pools are installed septic/sewer and geothermal lines are discovered requiring something to be relocated.
Often, piers/posts are installed to support floor joists because engineered trusses for that job cost more $$. Yet, when trying to remove those piers and posts the big dollars come into play.
Yes, there is more than one way to save on a home build. Deciding which way to get the savings is always the hard part. Building the thing yourself has tons of rewards, sacrifices and obstacles to overcome. Being your own GC can work great for some. Working a 9 to 5 and being a GC or builder, more than likely more stress than most families can handle.
