They do seem to be moving along quickly - the weather has been cooperating, which is nice. The builder is carrying the construction loan, so it's better for him to finish sooner rather than later.They sure seem to be moving on this project!
Eddie,What is the 15 pound felt paper for? If it's for your roof, I would spend twice as much for the 30 pound paper. I know that roofers will tell you that on new construction, 15 is fine. But I've also seen it tear and fail easily, where the 30 pound paper is twice as thick, twice as strong and in my opinion, twice as good.
What are the short ring shank nails for? If it's for the roof sheeting, that's great!!!! If they are using them to frame your walls, you are in big trouble!!!! What are they using for the walls?
I don't have enough experience with closed cell spray foam to have any credibility to it's application. I helped put a roof on with 2x12's last summer & the carpenter I was helping said that's all that was needed and when I checked it out after the insulation was applied I'd say there was about 10" and R 60 is the rule here as well. With it they said vapor barrier was not necessary. This is the only time I've seen it in ceilings sprayed directly to the under side of the roof.
I also have a spray foamed home on the above ground floors. Our roof is insulated to the bottom of the roof deck with 5 or 6" of closed cell. Our walls have 3-1/2". Our basement is ICF concrete. We heat 2100sq ft home, with 17' ceilings in the living room and front entrance, plus a 29 X 29 garage. Our house is heated with a high efficiency gas furnace. We then have in slab glycol heat in the basement and garage. Our average heating bill this winter has been $90, although the weather has been warmer then normal and gas prices are very low. I like the spray foam, and as nice as it is during winter, I sure notice the difference over fibreglass In the summer. Our house sure does stay cool.We applied 6" of closed cell on the underside of our roof only. 3-1/2" of closed cell for the exterior walls. No vapor barrier. I have been very happy with the results. The main thing people underestimate with foam is how well it seals the home if done correctly. We have a 27' great room ceiling, 32 large windows, 7 exterior doors, and a see thru glass fireplace from the living room to outside. Our home blower door tested at 1.9 Ach50. We are heating a total of 4,700 sq/ft with geothermal (1st floor, 2nd floor, basement). Our heating bill this winter from Nov through the end of this Feb was $540.
That alone would be worth it.The other amazing thing about a spray foam is how quiet the house is. We can have 30 mph winds outside and you would never know it until you stepped outside.
