My grandpa and dad made their money in RE. I don't have much experience in the buying and selling end, most of my exposure back in those days was cleaning out rentals and erecting 4'x8' signs out in the country. I had the experience of showing my grandmother's house after she died and I learned a couple of important things. You have to have a professional real estate salesperson show the house. I must have had 20 or 30 different salespeople show the house and only one of them was remotely professional. She already knew the house but she would have made a trip out there( it was in the country) to check it out before she showed it if she hadn't. She figured out the best flow through the house and led the people through, pointing out features and keeping them moving. In through the front, through the house and out through the sliding glass doors in the master bedroom. I didn't realize how important that was until I dealt with the run of the mill lame-o's, they didn't check the place out ahead of time, let people run around unescorted, didn't read the info in the listing ahead of time, gave out inaccurate info, etc. I learned from the first lady and, after the shock of dealing with the rest of the idiots I just showed the house myself. You wouldn't believe how many people I caught going through my dresser drawers! /forums/images/graemlins/mad.gif They get embarrassed when you bust 'em, even though I was polite about it I'm sure that some potential buyers were turned off because they had embarassed themselves. Hide your guns, you don't want an anti- gunner seeing them, might blow the sale. Plus someone's unsupervised children might find them. Be prepared for polite insults and really lame excuses from people that aren't really interested in your place but don't have the class to tell the realtor that the place isn't for them and just move on. Normally, a good salesperson doesn't even want the potential buyer and seller to come in contact with one another, in this case, I was just about the only one that knew anything about the place.

For those folks who are looking at reroofing and staying in the house, make sure you look at the wrapper that's on the bundle of shingles. I can remember in one case the manufacturer required that the homeowner have a copy of the original sales receipt to make a warranty claim. If that's the case, make sure your contract with the roofer requires a copy of any documentation needed for a warranty claim and ... don't make the final payment untill the roofer gives you everything. /forums/images/graemlins/wink.gif

Otherwise, even if you have shingles that are installed correctly but don't last as long as they should, ... you're SOL. /forums/images/graemlins/frown.gif /forums/images/graemlins/mad.gif
