Here's the way our local Building Code reads.......

4105.02 Enforcement.

(A) The director, or his or her designee, shall have the power to enforce all provisions of this Building Code may institute any appropriate action or judicial proceeding to prevent the unlawful construction or alternation of any building or structure or the unlawful establishment, change to modification of any use; to restrain, correct or abate such violations; or to prevent occupancy of the unlawful building or structure. For the purposes of enforcement of the provisions of the Ohio Building Code, the director’s designee shall be the building official or his or her designee.

(B) Strict liability is intended to be imposed for a violation of the Columbus Building Code. (Ord. 2121-94; Ord. 628-02 § 20; Ord. 1691-03 § 1.)

4105.03 Right of entry.

Upon presentation of proper credentials, the building official or his duly authorized representative may enter at reasonable times any building, structure or premises in the city to perform any duty imposed on him by this Building Code. No person shall in any way obstruct, hinder, delay or otherwise interfere with the building official or his duly authorized representative in such an entrance. (Ord. 2121-94.)

4105.08 Cooperation of other officials.

The building official may request and shall receive so far as may be necessary, in the discharge of his duties, the assistance and cooperation of the transportation administrator in fixing grades, of the chief of police in enforcing orders, of the city attorney in prosecuting violations, and of other city officials. (Ord. 2121-94; Ord. 1909-01 § 1 (part).)

Now if you have a permit to do work, you need to folow other sections as well..........allows the Building Official even more authority

Obviously you have never dealt with a Fire Marshall. There are certain code enforcement officials that have a great deal of power and some of them act as if they were God. They can pretty much do what they want. I know a place when they brought in public water they were giving discounted rates to hook up to it. Some residents didn't take advantage and then the county went back to those that didn't and condemned their wells. If it is one thing I have learned, don't piss off people in these types of fields. They will get even.

I think there are nineteen actual Floridians still living in Florida....

That's probably true on the coasts. My best friend is one of those 19; he was born in St. Augustine. But, he's the only one I know in the city where I live, now.

But, in the interior of the state, I'm still considered a tourist even though I've lived here for 31 years!

The other thing that's happening, of course, is that some of the Yankees are spawning natives. My daughter was 2-1/2 years old when we moved here, but my granddaughters are native Floridians.

By the way, both natives and Yankees are probably in the minority in Fort Lauderdale now, but that's not a derogatory statement. The Cubans and such are good people too, and they are also spawning native Floridians! In a couple of generations, once the state is filled up, it will morph back to everyone being a native.

In the meantime, one of my favorite bumper stickers is: "I can't wait until I retire, so I can move North and drive slow in the left lane."

I'm a Yankee, but your wrong. Central and South Florida is a suburb allright, but not of New York anymore.

The residents of North Florida are true Southerners. I drive 165 miles to my North property and I'm in another world.

Here's a radical concept. When I visit my North Florida property, I try to assimilate to their culture and lifestyle.
It's obvious I'm an "outsider", but I treat the locals with respect and dignity and it's returned in kind; even though I'm a "Yankee".

I hd a cousin that has now past away but the city ran wate to his house and he didnt want it. They ran it up there and condemmed his well. The water there was awful tasting and he liked well water. One day after work he came home and the ccity had concreted his well. They said it had iron in it. before they put the meter in while the ground was still disturbed he took his backhoe and dug a hol over the water line and put a T in it. an backfilled. they came took his 500 dollars for the meter and ran the water to his house. he then ran a line from the T and valve to his house. He used to use just enough water to tell if he had been washing clothes. Then he'd open the T valve and use free water.
At first I thought it was wrong then it kinda got to eating on me how the water afficials capped off his well and forced him to pay another utility. From that day on every summer he had a pretty garden lol. He told me he wouldnt have been mad but they had also taken his 500 dollar well pump and pump house down with a city backhoe. Ithink some of the city workers dont think that alot of that stuff goes around.

Rick,

I think you've taken the proper approach. I hope that logic prevails here. Failing that, I have a suggestion given to me by my local building/zoning folks that should work for you.

I bought eleven acres with just a pole barn (formerly a stable) on it off of a larger parcel that had a home on it. I found out later that I was in violation of local statutes as soon as I closed on the property. Apparently it's a violation here to have a commercial building on property zoned 'agricultural' unless you live there or at least have a house on the property which, of course, I didn't as I'd bought the land right up to the old house there but didn't buy it. /forums/images/graemlins/crazy.gif While I understand the logic in this, my goal wasn't to do anything the ordinance was designed to prevent. Nonetheless, I didn't like being outside the law so I asked what, short of bulldozing my building or building a house, I could do given I didn't build the building there and just bought it.

They told me to first do nothing and hope no one complained. They said they weren't going to go looking for problems and would only react to this if there was a complaint and they had no choice. Further, they told me that if there was a complaint I could submit some generic home plans, buy a building permit and put some corner stakes out indicating the location of my planned home and that would satisfy the requirement.

You might go ahead and get your building permit and get your electric drop in for that project and run from it to your building. If something like that won't work it sure sounds like it's attorney time. Good luck to you on this. I hope it works out amicably for you. /forums/images/graemlins/wink.gif /forums/images/graemlins/smile.gif /forums/images/graemlins/grin.gif

"even though I'm a "Yankee". "

Rick, I'm a yankee, too. Born in Mt. Vernon, Ohio, from age 7 on, was raised in the south: Atlanta, Ft. Lauderdale and Charlotte.
There were more yankees in Ft. Lauderdale than there was in Columbus, Ohio! /forums/images/graemlins/grin.gif
I had a great-uncle in New Port Richie. We would visit him several times a year. That area was a mix of Floridians and yankees.

I'm not knockin' Florida. It's a great place to visit.
But, there are definitely yankees there!
