concrete work can easly increase the price by 1/2. so your 15K building has 5-7K worth of concrete in it. so lets ballpark 25K for your 1200 sqft or $20/sqft

his 40x60 or 2400 sqft is twice as big... 2*25K=50K

Actually, I only had 2 grand in the floor, finished and all. $1,400 for the concrete and $600 for the finish work. (local guy who does it on the side)
this was kinda my point to the original poster. that if you get local contractors or better yet people you know personally that are in the construction business to do the job you will almost always save money.
I did see where he was using shingles and a few other things that most likely would really drive up the cost, but will look great when done I'm sure.

I have a total of around $17,000 in the whole thing...

That is a fairly big barn. I was pricing barns just a few months ago and from what I could tell, the biggest price drivers were size (not surprising) and the size and number of overhead doors.

I am currently having a barn of 28x40x14' built. I am not technical on all the construction details; it is a very standard barn, not fancy. Trusses are 28' wide, roof is asphalt shingles over OSB, posts are 6x6" treated wood. It will have three 10x10 overhead doors, one man door, and four windows. The total price was just under $20,000 including:
-site prep (30 yards of fill sand, leveled in place)
-all materials other than electric components
-assembly labor
-concrete floor inside the entire barn, but not extending outside

Price does not include door openers, any lights or electric work, or any plumbing.

We had the same builder price out a 28x56x14' barn with two 10x10 doors, two 12x12 doors (big horse trailer to fit) and six windows, otherwise the same, and that was $26,000. A different builder had quoted $38,000 on that same design, so I know there is a wide range.

I think my builder is one of the cheapest for quality - I will know more when I see it all done in a couple weeks! Also, given the economy here in Michigan, our prices may be lower than in NY.

I'd say that is a pretty good estimate you got for what you are getting. I got a price of $56,000 for a 40' x 50' metal barn out here in CA and I did the grading and pad myself!



Construction has not started on mine yet.

Gentlemen,

Thank you all for your comments and feedback. You've helped me feel comfortable with my price. I do have a local contractor who has been building pole buildings exclusively for 22 years. He comes highly recommended and his work is topnotch. I'm fine with giving him the job and will let him know this evening. I'll keep you up-to-date on progress. He likely will start in October.

I just had a 30x40x12 pole barn built. I checked all the local contractors that specilized in building pole barns including Morton. They all gave me bids and then I talked with a general contractor who said he could build me one for less than I had been bid.

To make a long story... he built my barn for $23,000 which included grading a pad, 4 inch concret finished floor, 2 windows, 3 bay doors with windows, one walk in door with windows, guttering, and running electricity, water, and phone lines. I was very pleased and satisfied. He even graded around the barn before he left. All I have to do is plant grass. He also built me 4 eight foot shelves and a work bench.

I live between Staunton and Harrisonburg VA

We bought 18 acres with a 30x80 pole barn on it last fall for just over $200,000. We have since been adding windows and tearing out silly walls the previous owner had.

We have been looking to have a new roof put on and the contractors have been saying that there is no point going with the 30 year shingles. They are the same as the 20 years shingles but cost more for a warranty you won't use if the company is even around to honor it.

Z-Michigan, where in Southern Michigan are you? My property is near Whitmore Lake.

I had a small 26x40x10 built, with 2 grarage doors and a 3 foot side door. 5/8 on the roof and 1/2 on the side. I paid 750 at the time to have it leveled and filled, paid 40 dollars for a guy to compact the fill with a 30T roller, and paid 300 for gravel. I bought windows myself, really big double hung ones with grills for 80 dollars each and had the builder install them. All together, including a concrete floor with a drain hole and stubs put int the poor for my elec lines, I paid about 14,400. I could have gotten two other builders to build it cheaper, but they used 1/2 inch on the roof and used 4x4's instead of 4x6's. With the snow we get here, it wasn't worth it. oh, and the vinyl siding and roof shingles match our house exactly.

On a side note I finished the interior for about 700, using 7/16 osb, and every last piece of insulation I could get my hands on. On the ceiling I used 1" rigid foam panels, 3' rigid foam panels that were cut in chunks by some moron (free) and r13bats. It isn't as energy efficient as it could be, but I feel very warm when I walk in there in the winter. I bought some bury grade wire and wired it up cheap. No running water though. Heated by propane, kerosene, the sun, and maybe this year a wood stove.

I just bought a 3/4 hp garage door opener for the pole building so I don't have to get off the tractor and open the door. I paid 71 dollars for it at a place called ollies, it was supposed to be 80, which was a mistake, cause all the others were 159. I had a coupon too.

I volunteered to help someone remove their kitchen cabinets for free and now have cabinets across the back end of the pole building.
