Pole Barn Prices??

So I have used this site for info for a while, and finally just became a member today! It so nice to have somewhere to go with questions!

I am looking at having a pole barn built soon... This barn will be primarily used for all my wifes tack, keep one tractor, and contain two horse stalls. (stalls will rarely be used, but be there if we need them) We are looking to do this for as little money as possible. Thinking something around 24x24 or 24x32 with 10 foot walls, steel sides, and whatever roof is cheapest. Thinking no windows for now, with just a sliding door, and normal walk through door, and dirt floor. Very simple and basic... Located in Michigan

Does anyone have suggestions of builders, or an idea of what this may cost erected? Is there an average of price per square foot to figure what different sizes may cost??

Do it yourself with a kit. I think Wickes is in your area. There are lots of builders. Pick up an REC magazine or a classified somewhere. If you don't do windows do sidelights facing south and not skylights. Plan on expanding it because you'll want to park all your stuff under cover. If you think you want a lean to you need to look at the wall height on the barn to make sure you can get enough pitch for your area depending on snow load and still have the eave of the shed high enough to be useful.

I know these people have gone as far as Indiana and I can recommend them.

Thanks for the info, insight, and suggestions sequoyah! I didn't think about the lean to aspect... definatly something to consider. We finally decided we were going to put one up for sure after a lot of back an forth, and now I can't wait to get it rolling! If I had it my way, I'd love to go with something closer to a 30x40, but it's tough to do when trying to work on a budget...

I had a 30 x 40 pole barn built my an Amish Company that we have used before. Our building was built on a rolling hillside and required some dozer work, foundation walls 2 to 6 feet tall, 5 1/2 inch concrete floor, floor drain, 10 foot tall sliding barn doors, man door, two windows, color siding, roof overhang, closer spaced roof truss, and they moved a 12 x 24 foot storage building about 10 feet. Total cost was $14,000 plus change. I did all of the electrical work (outlets and lighting). Nice thing about using a contractor is in one day the excavation/dozer work was done, one day to place the concrete, 2 1/2 days for the building, and it was done!!

I'm just getting ready to re-side the storage building (now a potting shed) in the same colors as the barn. I also need to paint the man door.

Big D, That seems like a lot of work for a great price! Mine should be considerably cheaper too I hope, since a lot of that work won't be needed... And you are right... Having someone else build it is much easier on myself, and much quicker! I have been debating on what I want to do.... I know I am plenty capable, but just having it done for the little extra may just be worth the time and energy saved!

I thought it was a pretty good deal. I was surprised when it came time to raise the trusses. 3 men, 2 on top and one below. The guy on bottom hung the truss upside down. The guy on top had a rope and pulled the truss upright and the other one tacked it into place. Went fast! I offered my tractor and its front end loader but they said it would just slow them down! Something else that they had done, was to order the metal already pre-cut. Very little field cutting was done here.

I'd think about ceiling height if you're going to have stalls. For full sized breeds it's really nice to have at least 10' clear under the joists, the more the better. If you have small breeds you can get away with less. It's also nice to have enough ceiling clearance to size the overhead door to get a horse trailer in. Ceiling will have to be at least a foot higher than the top of your door.

We will do 10 foot walls for sure... you make a good point though. I only though about height for the horses, but the height is also nice for a trailer, or a tall tractor if needed.

The first quote came back a little while ago... Quote was for 24x32 with 10 foot walls, one sliding door, and one man door. No ground work or leveling is needed, and no concrete or windows. Price does not include them doing the stalls either. With materials and labor it came to about $8250. That is about $11 per sq/ft. It seems maybe a little bit high to me... What are your thoughts? For a plain jane building, I was hoping it would be a bit less...

Now I just can't decide on shingles or steele roof?? Also, having trouble deciding whether or not to go with eave overhangs or not... What are your thoughts? Pros and cons for each??

Now, this company is in South Texas but their website is actually pretty interesting. They have an instant calculator for their buildings. At least you can get an idea what this company would charge in this area.

Being in Michigan I sure would go with overhangs to keep the snow off the sides of the building. A steel roof will also shed snow much better than shingles.

I agree with the overhang and steel roof. However, with my barns 1 foot overhang and steel roof the snow really really slides off at the most inopportune time. Usually just as I get to the man-door the snow seems to sense I'm there and lets go!:confused2:


Also consider roof insulation (really keeps the heat buildup down) and gutters. If I had to do it all over again I would get wider overhangs (wife is planting flowers right along the drip line and now she wants me to do something about the erosion due to the rain coming off the roof!), gutters and an awning over the man-door.

I'd not put horses in the same building as a tractor. The start-up exhaust would be a bit much. I usually start the equipment then leave the garage, and that is with the doors completely open and in one case 2 walls missing.

Steel roof will be noisy as he11 when it rains. Also will be hotter than a shingled roof.
In either case insulation on the ceiling or roof will be of great value year round.

I'd buy as much overhang as you can, especially where you're located. It helps keep the weather off the building, keeps the water away from foundation. Shingles are a lot heavier than metal, so it will increase the cost because of larger trusses, added plywood etc but they look nicer (in my opinion). I solved the snow sliding problem on my metal roof with ice breakers. They're really cheap and protect me but more importantly the horses from avalanche sized sheets of ice. As others mentioned, make sure you get something under the metal roof to prevent condensation problems, even if it's only tar paper. I'd also put up tar paper under the siding, it helps with noise and wind infiltration and it's cheap for what it adds. Horses and dirt floors produce a lot of moisture, be sure to put some kind of vent on each gable, or along the ridge. Add a cupola for some style, they're also good for ventilation, but rather expensive for the payoff.
