So I have a 30 x40 pole barn with a cement floor, and that shed it just way to handy not to have it. But it has 1 minor flaw, when it rains out side it rains inside so far i have counted 15 different leaks. some would be from nails, some would be from the fiberglass panles that let in light and most are from the previous owner shooting holes in the roof. I know if I jsut leave it alone it will soon rot around me. What would be the best way to fix it? I have seen "paint" that is suppose to patch holes and stop leaks, and of course there is always replace the roof. If there any other magic fixes? and if I where to replace the roof would or could I just put new stripping over the existing roof and put the new tin over the old tin or would I have to tear off all the old tin?

Money no object a new roof would last the longest...

I've used Mobile home roof coatings with success... it did stop leaks and would last about 3 years... it was not what I would call cheap.

Some will patch with a square of tin and tar... seems to work ok.

What are your long range plans for the building?

right now it is my shop all my tools are in there and I have been repairing my equipment in it so I really want to keep it

depending on how many holes, you can get fiberglass patches that, if installed right, can last several years. I wouldn't want to have to do more than about 10 or so - a fair amount of work preparing and applying.

It will be a bit of money (about $1500 if you do it yourself, maybe $4000+ if you have it done) but if you put a new roof on, no worries for the next 40 years.

I would hesitate to put new metal over old. The ridge pattern may not match. If you get moisture/dirt trapped between the layers it may cause a problem. Also, if it's been leaking for a while, you may find you need to replace some of the 2x4's.

Can i just lay new 2x4 or 1x4 over the top of the old tin and then put the new tin down?

Boner, would you mind posting pics of your pole barn when you get a chance? We are looking at a 40 x 60 if the funds will allow, but 30 x 40 is our next size down. Looking at anything and everything at this point.
