Looking for Pros/Cons of Pole building packages from Carter Lumber, 84 Lumber, APM buildings, or any other NOVA/MD/southPA sources. I was going to have one built, but prices seem a bit high compared to package prices.
What kind of prices are people paying for 30x40x(10 or 12) with a couple overhead doors? Thanks.

Last June I had an all metal pole barn constructed on my place, 24'x42', 12-ft walls, two 10x10 roll-up doors, one 36" W man door, one window.

Price: $16,200 installed.

The price of the "kit" was about $11,500, not including transportation to the job site.

The concrete slab is 6" thick and cost about $7500.

Just FYI, since IIRC the pole barns you're looking at from the suppliers you mentioned are the wood type.

I'm getting a 30' x 40' x 12' high with 1 overhead door, 1 entry door and 1 window for $12,150 turn key installed including a 4" slab. I priced out the bolt together package at just over $7,500 and the slab will run another $3,000 so basically I'm paying about $1,500 to have it put up by a professional that builds dozens of these each year.

26 guage sidewall and roof panels. 2/12 pitch on the roof. 4 corner posts are 4"x12" Cee beam, middle posts and ridge are 6"X12" I beam. 1 girt of 4"X12" Cee beams all the way around.

I'm either going to have to level out my site for them to start or they are going to charge me $1,800 to build up the pad that is low about 24" on one end.

This is from a local contractor that all he does is build metal buildings. He is about 3 weeks behind right now and it takes him 2 or 3 days after the slab is done to build.

I just put up a 30x40x10 with a 12x9 and a 10x8 garage door, Tekfoil insulation, 2 entry doors and 1 foot overhangs. I use it as a garage for the house. It looks really nice.
If I recall I have $12,000 in material and $3,000 in labor to put it up. Here is the thing with these pole building packages that I have noticed.
The package prices are really cheap. but, add one thing to that package like a 1 foot overhang or wainscoting and the price usually sky rockets. This is where they try to screw you.
Now if all the colors of the metal are the same price then why would wainscoting be more costly??
I called around to the local lumber yards and truss makers and I got the best deal I could find on my particular building at a small lumber yard called Berlin Lumber in Berlin Pa. And, wainscoting was no additional charge. /forums/images/graemlins/grin.gif

Thanks for the replies, I appreciate the comments and suggestions. More comments specific to Carter/84/APM/other packages appreciated. The goal is for it to be an inexpensive (is there such a thing) building for the tractors and stuff, and shop. I know what you mean about the cha..ching factor when adding changes to the package price. A 30x40x10 advertised built for $10K, goes to $14K by adding 1' overhang and one additional 9x8 door ($500 retail). Taking it to 12' high adds $3k, for less than $200 material price increase. When I see packages for $6-8k, I'm thinking I'll just do the labor which I'm more than capable of doing, it just won't get done in 2 days. The wife insists on the overhangs, which does make a more appealing building as it will sit near the house. She has been pretty patient with me on all my other construction projects, Including building our house, so I will satisfy her requirements.

You might want to check Pioneer Pole Buildings out of Schuylkill Pa. They had very good prices when I checked. Also, I asked them about buying just the package and constructing it myself. They said that I would then have to pay sales tax. He explained it this way: If I have them install the pole building, I am then buying a service from them. ( constructing a building ) If I just buy the package, then I am purchasing an item and taxes then apply.
It worked out that to have them install it it would have only cost $300-$400 more and no headache !!
Just a thought ......

Also, I believe APM buildings are more of a bulk rate building. Meaning that not all the panels are cut to fit. You have to cut all the panels and basically you do all the measurements. This could be a good thing in some instances...
