We looked for a few months back in 2017. We were fortunate to buy a house sitting on 45 acres. The property line is almost a perfect square.
Looking back I wouldn't want a wierd shaped property line. I like the seclusion. The more distance I can put between people the more peaceful my existence.

It's all zoned Ag.
Yup, I could have guessed it was zoned ag. It needed the 10 to be build-able on the four the house is on. So it technically fills the legal requirements, for the house built on the other 4. Its a weasel like solution to get over the land use rules. The other bit is basically un-useble, yet you will be responsible for it. I would see if it could be donated to a wet land charity, and still be able to retain, legally, the area the house is on.

Talk to adjoining property owners to see if they are interested in buying the remote parcel. Maybe somebody is a duck hunter. Check with the county to see if a boundary line adjustment is legal.

We didn't purchase or really pursue the property, once we realized its shape, and wetlands.
