Seen a few parcels and wondered how they came to be and sometimes it was as simple as having enough to subdivide... maybe 10 acre minimums?

There can be opportunities going in eyes wide open...

Conservation easements, tax breaks, acquiring neighboring parcels???

This would be a no brain-er if I could get that 2nd piece right beside it (at a very right price) which would give me 8.2 acres of upland, with 10.5 acres of bottom land, with direct-easy access to one small water hole (2.5 acres) and slightly less direct/easy access to a 17.5 acre pond. But i dont want to assume that would ever be available.

When wife got home from work, I showed her the bizarre layout. She seemed less than thrilled with it, and kinda lost a lot of 'shine'. Still gonna keep an eye on it, but probably not gonna move forward unless the price adjusts downward.

I’ve looked at properties with weird parcel shapes before, and they can be tricky to figure out. If the extra land isn’t really usable or accessible, it’s hard to justify paying much more for it. Even for something like a food plot or livestock, if the access is that limited, it might not be worth the hassle. If it has some seasonal use, maybe a little added value, but I wouldn’t count it as full acreage in terms of pricing.

I dont remember what the asking price originally was, but it sold for $309,500. Thats pretty good for the upland parcel and home. Happy we didn't go with this one.

The one we did buy is also a bit oddly shaped, kinda hour glass shaped, with a bigger top and bottom, and a narrow middle.

Land that floods isnt land and has no value unless you own all 4 sides of it.
