Property Taxes ... How Much are yours

At last - something where us Brits aren't paying twice as much as you in over in the States (although some of you have it cheap)!

Here property is banded A to H, and land does not count significantly to the band in countryside (it can in towns), and for approx 2000 sq ft + 1200sq ft shed/stables we are in band G.

This year it is GBP 2424 = USD 3878, payable in 10 monthly installments. Of this, 79% goes to County (Roads, Schools, Libraries, Fire, some social services) 11% goes to Police (they love their Helicopter) and 9% to the District (waste disposal, planning, some social services) and <1% to the Parish (local bits and bobs).

Water supply is extra - I think about GBP 320 = USD 512, drainage is free (own tanks).

Sounds pretty decent, considering that you actually get services. I only pay about $1800 per year, but have a dirt road, no trash pickup, no library, no street lights, really sucky paved roads. But yeah, I can buy lots of guns!!!

9300 us dollars.

No sales or income taxes. Yes the town is high. The house I had last year was 5200. But that house did not have room for a tractor:)

I just had a talk with the trucker that's transporting a tractor I sold. To hear him tell it New Hampshire's property taxes are no worse than anywhere else...

"Hmmm" says I, " I think NH has higher property taxes than many states given equal property description, at least that's what I've heard, They don't have to pay the other taxes we do, but the property owners get hit hard".

"Oh no, no" says he.. "NH'rs don't pay anywhere near as much as us" (we in CT)

Well is it true? Do the property owners pay for all the infastructure, or is there some other income for the towns and state I haven't heard of?

When I bought my first house in 97, it had a inground pool, garage, 1/2 acre, for 135. I could not touch anything like that in Mass. Taxes would be about the same for the same house in Mass, but the value would have been at least 225 at the time.
Our town does not have a clue. The have a police office in the high school full time. The station is right across the street. We had to vote him out in this down turn.
We are taxed at 115%. Bought the new house as a bank owned at a discount because of the market and condition etc.

J, is your county building many new schools? How long have the structures been standing? Our local taxes here in Texas have "districts" that are for special purposes and all have taxing authority. For example, in a metro area, there might be a community college district where taxes are added to the county taxes. Also, our K through 12th grade schools are independent school districts. These are separate from the county and are by far the biggest tax burden on residents/property owners. For example, there is a town 10 miles from me that has fewer than 1000 residents, but they have the local schools. That school district covers about 1/4 of the county and we have recently built a new school, auditorium/cafeteria and gymnasium. They also have their own football stadium, tennis courts, and baseball diamonds. In this area, there is very little industry besides gas/oil production and crushed stone quarrys. The burden of the school taxes are on the rural residents. So, while living on a county crushed limestone road, there are extremely few direct services from the county. Of course, there are paved county roads, but most well maintained and travelled highways are state highways or US highways with federal tax support and fuel taxes. County supported sheriff's deputies do patrol from time-to-time. Fire departments are rural volunteer fire departments that typically cover huge areas. These have no taxing authority. My electricity is not municipal, but through a rural coop. My water and sewer (drainage) are provided by me. I'm required to keep an annual maintenance contract on my sewage treatment/aerobic septic system. That's with a private licensed provider at around $250 per year. My total taxes for 20 acres of unimproved land with no fences and a 2000 sq. ft house on 2 acres is $3585 US. Most of that goes to maintain the schools since the school district tax rate is 1.39% of accessed value. Our taxes are due in the year they are assessed and must be paid by the end of January of the following year, or on Feb. 1st a significant penalty is added.

BTW: How is your riverfront and flood control maintained? I'm guessing you also have significant revenue from shipping, import/export, and the local marina and tourism.
