These are audits to determine if someone claims residency in an income tax free state.

In Texas we have just started checking to see if property owners are claiming Homestead Exemptions on two houses. You can get a sizable deduction in some cases for a homestead exemption so some people with more than one residence will try to file for Homestead exemptions on both places. You are only allowed one homestead per couple in Texas.

It seems pretty stupid to me but I do know some that have done it. Another reason we need to eliminate property taxes completely.
To be fair, those two cities, and a few others, control the outcome of elections. No matter how strong the vote is from less dense counties, those three cities overwhelm the vote. The elected officials then dictate policy that prevails across the entire state, not just their location.

Here are a couple of comparisons:

- I own "traditional" residential rental property in both CA and Nevada. In CA, "rent control" limits me to a 5% annual increase in rent. Because of that, every year I raise rents 5% whether I want or need to-- since there is no makeup provision. If I miss a year, the "heavy hand of government" says the opportunity is lost forever. In the long run, does that really benefit the tenant?

In Nevada, there are no controls-- the market forces of supply and demand keep rents where they should be. I just increased rents last month due to rising costs. It was the first rent increase in 10 years. I am not motivated to raise rents annually, needed or not, because I have the flexibility to adjust to market forces as those forces emerge.

I built a luxury residence in NV-- over 5,000ft. Also a separate detached garage. Combined permits costs, all in for both, was about $3,500.

Permit cost to build a basic residence at my property in CA starts at $40k then goes up. Once they started adding road improvements, etc. it reached nearly $200k. Just for permitting, no construction. I'd really like to build a new/added residence there. But at $200k for a permit I said "no thanks."

In my view, the population of just three cities does have an enormous impact.
This is what is so hard to convey and you provided concrete examples.

Real Estate banking rent increases was how it worked here.

I’ve had students and people with hours cut and some have not seen a rent increase in over 12 years but I had the option to catch up if needed through banking unused rent increases.

Banking no longer exists… its use it or loose it and how is this fair to tenants?

Plus my area allows 1/2 of CPI max increase… nice guys often do finish last.

Stupid question, but what is a homestead exemption?
Personally, I'm far more opposed to a sales tax than property tax.

To oversimplify a little, it allows you to claim 'Homestead' status for your home which then can qualify for a lower property tax rate plus immunity to some claims that would force you to sell.

When you look at voters and who controls the majority of votes you have to consider the entire county not just the city proper.
Example LA County population is 9,861,224 however, LA city population as reported in a previous post 3,881,224.
To me it is apples and oranges about in how you report things,

This happened to one of the RN's I work with.

Her husband is a Navy Lieutenant Commander... being active military he is free to choose any state as his domicile and since they transferred from Florida he decided to keep Florida including car tags for himself and wife as the cost was minimal.

The wife had to go to court because she was cited as having a California address on her California license and told the officer she was on the way to work in her Florida plated Honda Civic.

She was cited for tag evasion depriving CA of revenue.

Made no difference she presented miliary ID.

She faught it and went to court and Judge threw it out admonishing the CHP officer fresh from the academy.

He was clueless about active duty military domicile and said CHP directive to enforce Tag evaders was a priority...

In Ohio you need to be 65 or more and make a certain dollar amount or less

In Michigan the homestead exemption makes the tax rate half of what it would otherwise be. Chicago residents often try to claim it on their vacation homes but the assessors are good at catching them.

If only 10% of the voters show up, they control the vote. A current example: the New York Attorney General Alvin Bragg got 80% of the vote in the 2021 election. He got 211,000 votes. There were probably over 5 million eligible voters in that New York district.

Alvin Bragg isn’t the New York Attorney General … he’s the District Attorney of New York County … which essentially shares its geographic boundaries with the island of Manhattan in NYC.

Bragg was formerly a Deputy AG in the New York (State) Attorney General’s office.

The estimated population population of Manhattan in 2022 was 1,596,273.

In the 2020 census, NY County had a population of 1,694,250 … so its population has declined by about 100,000 residents over that 2 year period.

As of February 21, 2021 there was a total of 871,969 registered voters in New York County with 756,581 having a status of active and 115,388 having a status of inactive.

So no, the case you cite above isn’t a current example of 10% of the voters “controlling the vote” …

That's California, and the people in power know what large concentrated numbers will do.

Rinse and repeat for the larger US demographic.
