Repair holes in metal roof?

Thanks for the information about the types of caulking, didn't know there was any differences. A camper that I saw once had all of the screw heads caulked with clear caulking and it looked neat. The man where I bought the tin said to put the screws in the flats[ my thoughts was the ridges] I did it the way he said. I have been thinking about caulking the screw heads also. The tin man said that when the screws were screwed in that they would heat up a coating on the screws and the washer with a gasket and that they would bond and not leak. I was thinking on putting just a little caulking just above each screw and that way when water ran down the tin it would separate and not flow directly on the screws. Thanks for the other tips also.

I have patched a lot of metal roofs over the years.

My favorite is FLEXTRA caulking, a polyurathane based caulk.
About $4.00/tube in Canada.
Comes in about 30 colors in tubes,
Sticks like crazy, is stretchy (like a big elastic).
For a large hole I make an overlapping patch and use self tapping screws and tighten till the caulk oozes a bit.
For small nail/screw holes a simple blob will do.(gently pressed in with a wet finger).
I didcovered that it also can be thinned with laquer thinner to whatever consistancy you might want.

FLEXTRA is very similar to the caulk the windshield installers use on cars.

I have seen repairs made that now date 20 years that are still perfect.

Forr shure, once cured forget about pulling a patch off!

I'm putting used metal on a new storage barn. There are (of course) holes in the used metal. Some too big (nail-head sized) for silicone (my usual method).

I thought of using regular tar but saw here a thread on using Henry's and Elastomatic.

Anyone have any experience w/ these or similar products, specifically w/ larger holes?

(I realize that used tin will be a poor economy if I have the continuously patch the roof. New metal would be ~ $1350 and I have a lot of used tin.)

Are you putting this used tin on/over stringers 1 by or 2 by or over plywood?

If you use rustoleum [which is oil based] and you spray it with a spray gun is it possible to clean the gun up enough to be able to use the spray gun to paint cars with afterward? They say to use acetone to thin the rustoleum with.

Someone on Farm Show Magazine advertized 1-1/2" round aluminum disks with an elastomeric adhesive backing that would form fit to corregated roofing. Seemed reasonably priced & easy to apply. I have a similar roof yet to be plugged. I'll try to find a name/website. MikeD74T

Looks good. Did anyone end up using it?

I've a similar problem. Roof leaks and I think it's thru the screw holes. What seems to happen is that debris (leaves mainly) clumps on the roof and then during a heavy rain water backs up and comes down screw holes. The screws are old and the rubber gasket has hardened.

Sweeping the roof seems to eliminate the poring of water in a heavy rain. A quick survey showed about 500 screws, so I'm definitely looking at some roof time.
I'm wondering about the utility of replacing the old screws or simply daubing a sealant over them.

The overall condition of the roof is good otherwise.

And I've about 3,000 sq feet to maintain.

If you've got a reasonable pitch, say 6/12 or less, then I'd be up there in a heartbeat with cordless impact gun and a bag of screw replacing them. Shouldn't be more than a few hours and about $50 for the fasteners. You would probably want to go up a half inch on the fastener length to make sure you get a good bite into the purlins.

Putting some goop over that many heads sounds like a crazy pain in the rear.

$0.02

I have a neighbor with a larger motorhome and he used some kind of roll on roof renewal product. Thinking back as I watched him roll this stuff on the roof - it probably would have done a good job of sealing nail holes etc. It sure did a job on the motorhome roof and that was 5-7 years ago.

I've also got a metal roof with screws on flats and washers. Some screws are loosening. I read that metal roof should only be on plywood because screws don't hold so good on OSB. Mine's plywood sheathing, but some still loosen.

I've wondered why something like a truck bed lining stuff couldn't be used on roofs, as much trouble as roofs give us. Roofs. A man cain't have enough on his place. I need at least one more.

Another revival, lots of holes in the roof of the barn sheetmetal. My biggest concern is that I can't get on the roof, it has 2x4's every 2 feet holding up the roof,
and the wood isn't in good shape, so I can't climb on the roof. It is about 14ft long from eave to peak. So what I have been thinking is put a brush or roller on a stick
and paint over the hole with roofing sealant. I have a pail of silicon roofing sealant. Is this going to work? thanks, jack
