Man, up here in New England, 35year old windows are new! I'm still working to keep the 120 year old windows on my house functioning well and they do. Had an energy inspection a year ago and they felt the combo of well maintained single pane windows plus a good storm was so close to the new double pane windows in energy efficiency that the payback for switching was decades. I use a peelable clear sealing caulk each Fall and we get no drafts at all.

Only trouble I have is getting appropriate "old" glass as the new glass is so perfect that it causes a pretty obvious mismatch when a pane does crack. Old glass is pretty expensive too.

No need to patch the brick. If its an older aluminum window in a brick home, we remove the strips around the glass, take a heat gun (a really good blow dryer will work) heat the seal around the glass, push the the glass out, and collapse the aluminum frames inward off their nailing flanges. If your window guy measured right, the new window will fit snug up to the brick. Caulk the exterior, Most better replacement windows have a built in adjustable trim on the inside that moves to fit the interior case opening. some caulk and your done. The keys to a good job are getting REPLACEMENT windows, not in stock new construction windows, and get good measurements.

One advantage to newer windows is the amount of sound they keep out.

When I did my first house, I did one window at a time every weekend. It was a stucco house that was close to the freeway, and the traffic noise was constant.

When the last window went in, the sound disapeared. We never noticed the change until the last one, so we figured that just one old single pane window was capable of carrying all the noise into the house.

The house was also allot warmer in the winter months. I started with the bathroom window that was in the shower. It was so cold that you'd swear the window was open when taking a shower. After I put in that first new window, the change was amazing!!!!
