Land prices are going up almost everywhere as the baby boomers fan out to purchase their retirement properties. Anyone waiting much longer to buy is going to be either left out or will have to pay substantially higher prices, IMHO.
A couple of months ago I was talking to a salesman for an expensive development going in on the Tennessee River about six miles from us. He said he had recently been to a sales seminar in Fort Lauderdale and was stunned to find them actively marketing Tennessee real estate to Floridians.
In other words, if you are thinking Tennessee, don't wait too long.
