Nobody can ever fault you for doing things the right way ;) don't forget lots of venting if it's attic insulation. Make sure your fascia and eves trough has something nice and solid to nail to, nothing worse then trying to deal with the 1" boards they usually put on there the first time around. Dry season is coming, perfect time to re-roof, work really early in the day and avoid the mid-day sun, that stuff can kill you.

I would consider standing seam if you can do it. No screws showing an no place for water to seep as all the joints are caulked and crimped.

Re the fascia boards, they are 2x6. I will be replacing all of them, probably with PT just for the why not of it. The standing seam sure looks nice. I will ask about it. There is a big steel roofing factory near me that sells to the public and they have a huge selection and pretty good prices.

Modern day PT wood shrinks. I would never use it anywhere I didn't have to. You just never know what it's going to do in a years time. I've seen 12 foot PT 2x6's shrink almost an inch in length in a year. It's pretty common for them to shrink a quarter inch.

If it was my house, I would remove the existing shingles and replace the bad OSB.

What type of metal are you wanting to install? Standing seam metal roofs go directly onto the decking. R panel goes onto purlins. Who are you going to buy the metal from?

I've learned that the manufacturer of the metal has specific instructions on how to install their metal. I've also learned that they do it differently all over the country. I would talk to them and do it exactly as they tell you to do it. There are enough variables in how it needs to be done that if you get one thing wrong, it will fail on you.

Look into something called spray foam roofing. Can be done on a low slope roof and you will never have a problem again if it is applied correctly.

This is the steel we will be using Eddie. I will definitely ask for proper installation instructions. The fellow who owned this home before us cut a lot of corners and it's been 20 years of fixing his "work". I definitely want to do things properly.

Sailfast, re spray roofing. Never heard of it, thanks for the tip, something to look into for sure.

Eddie, thanks I hadn't though of the moisture in the PT. I do have some 16' 2x6 PT in my barn that have been there almost 10 years, I supposed they'd be shrunk but hard as nails though.

You don't need treated wood because it will be all covered anyway.

I would strip the shingles, fix the osb, run 2x4 purlins across the roof every 2 feet and screw the steel roofing to them. I would put bubble wrap under all the steel to keep moisture from entering the osb also.

Something else maybe, If you like the design of the house do the above.

If you would want a steeper pitch roof you could work a new roof with steel right over the existing roof and leave the existing roof alone. You don't need trusses, just add rafters above your old roof. I had a BIL change his 3/12 pitch roof to a 6/12 doing just that. He used shingles but I would consider steel.

I hadn't thought of dropping a new roof on. Interesting idea.
