That's similar to the story here. If you buy in the valley, you will have a reasonable commute, but you will pay through the nose for it. The problem is, it's a valley, and it only goes so far, and almost all the developable land is gone. So that means you have to buy at whatever the market will bear (bare? /w3tcompact/icons/crazy.gif).

The valley is this narrow little strip of land, surrounded on two sides by the inner and outer coastal ranges. It's only a few miles wide. Means you can get into "the country" in just a few minutes. Pretty unique place.

Like you, lots of people have started to move into the central valley (inland from the inner coastal range). They have horrible commutes, but the prices are still reasonable.

I'm glad I got in many years ago, I don't know how I'd do it these days....

I bought 15 wooded acres 2 years ago for $77K in central PA. I looked for land for two years before I bought. Wooded acreage is somewhat expensive but it is also increasingly hard to find desirable lots.

I don't know if it is unique to central PA but realtors in our area believe any lot with more than 1 tree is a wooded lot and perfect for exposed basement usually means that the lot is better suited for skiing than for building. /w3tcompact/icons/laugh.gif

Hi Rich,

Great to see I have a neighbor nearby that has familiar interest in tractors. Yep, I know where Rt 74 is. Some of the land I was referring to in my original post is right there on Rt. 74 and Center Cambridge. You know what I'm referring to. I moved here full time in 1986 and all those parcels were open, looking for an owner. Now, pretty much all developed.

I live at 257 Wright Road, about a mile off Center Cambridge, large 2-story white Greek Revival, green shutters, freshly painted red barn buildings in back. Feel free and stop by sometime when you have a chance and we can chat tractors.

Some towns in northern MA, like Andover, MA sell 1/2 acre building lots for $180,000 and up. Around the corner you can buy a 3000 sqft home on 30,000 sqft of land for a mere $ 1.2 mil, but the lot is not large enough to put a pool on.
Out of my price range.
