I will be selling our $350k home soon and wonder if I might appeal " to the man of the house" by including a tractor. The thought is buy a 8N or something close and clean it up a bit. Our house sits on ten hilly ac. The drive is long and in the Winter, snow removal is a must here in S. Indiana. You you how it goes, the wife looks at the kitchen and the guy looks at the garage (26x40 attached). And with a tractor siting in it.......?

What do you think? I think cheap investment and if they wanted a reduced price to not include it because he has one or wants a different one, I could always sell it.

If you want or need a tractor now, go for it. To me to speculate on what kind/size/condition of tractor a potential owner MIGHT want seems a stretch.

The new owner may or may not have one.

Don't think I'd hassle with it, unless you just want one to play with for awhile.

Besides, if he already has one, then you have one more thing to dispose of prior to closing.

I think it is a good investment- the worst that could happen is you have to sell a tractor. Around here I don't think that would be that hard. Even if it isn't what the new owner wants- it is a start for him- I would think he would rather have a trade in than start clean. I would not include it in the listing of the house, but use it as a bargining chip. Several years ago we sold a house- had a hot tub we wanted to keep, but let it go with the house to close the deal. Let them think they are getting something more than they are paying for!

No, I have a tractor and who ever buys this place will need a tractor too. The two points I saw were hills can be a bit scary. It might be a deal stopper if they feel snow/hills are to much. Second point is I know so many people who shold have tractors but don't. I guess they just see how nice it is to have one. I went 10 years with out and knock myself for waiting so long.

Personally, I think you don't need too. It will be as much fun for him (or her) to also think about what items they will need to make the house their home and that will include a tractor or riding mower of their choice. I would not include the tractor but make them ask for it if I had a tractor going with a house. It would be part of their bargaining "ego" that might help convince them that they got a great deal.

My dentist tells me that when he was looking at the home where he now resides the owner had a nice 8N that the dentist offered to purchase. The two couldn't come to an agreement on the tractor but he did purchase the home.

When time came to make the move in, he found in the basement the 8N waiting for him. Guess the former owner decided that it belonged with the property. Thank goodness it was a drive out basement.

When my BIL purchased his house a few years ago they made an offer with a contingency that the tractor in the garage be included. The seller had to throw in the $10K tractor to sell the house. BIL made out, seller lost out.

I would put an option to include the tractor. But I would not advertise it as included cause everyone knows that just infaltes the price.

A new buyer may not have the cash to buy a needed tractor.Having it finannced with home may appeal to some who dont have the cash. Could work out well for you.

My Dad's tractor set in the shed while his Bronco plowed the snow. He liked it that way, inside a heated cab.

the thought of financing an 8N ford over a 30 year morgage would scare me off...
