Paddy, I'd likely sell it separate if it's anything like most locales there. You'll take a hit on the sale of the house but not enough to offset the value of the lot. However, you'll loose any tax benefits the house provides, so I'd check that too. Here, the first acre is worth about 130K, two acres 200K, three acres 250K and each additional acre past 3 about 15K. So here, the house is worth nearly as much on 6 as it is on 10. Splitting the sale would be a no brainer here even with the tax implication. Deed the land from the back lot to the road on that parcel. It's worth more in direct deed to the back parcel than right-of-way on the front. Nobody can contest a deeded access lane. In a buyers mind a right-of way isn't theirs and could be disputed. They would be correct in that assumption.
