I live on a private road and each lot has deeded access rights via the road and part of the deed is a formula to calculate payments. We pay based on how far up the road your house is, which works well because houses that are closer to the town road gave up property to the road easement, while ibeing at the end gave up no property, but pay the most. Its important to get it in writing and as part of a deed for resale. We take turns maintaining the road and bill folks as needed.
