3 acres is not enough to support horses without intensive management. Taking care of horses is a daily task at least. :thumbsup:

Appreciate all your suggestions, We have a small 1/2 acre pond and did allot of bank cleanup over the last six months, it has a fair beam and bass population and I have started feeding them and am looking into same sterile grass carp for weed control. What do you think of adding some turtles?

Soil test is something a will put on my get-done list.

Would you elaborate? Most of the boarding requests I have read they are looking for a small pen, shed and water and there are miles of country roads and trails all around my place where they could ride. Obviously I have no desire to be party to animal abuse but if the owners care for them as promised I would not have to be involved daily. What am I missing?

One thing with animals that I'd be concerned about is the chance that the owner doesn't live up to their end of the bargain and you're stuck with a suffering animal on your property. Do you let the animal suffer while you try to get the owner to do right, or do you spend your own money/time so the animal doesn't suffer?
