When I cash leased our property, we just agreed on a percentage of the profit from the harvest. Bad year, bad paycheck. Good year, good paycheck. Even in bad year, it was enough to cover the property taxes.It’s never a problem in this area finding someone to lease farm ground, it’s just a matter of getting top dollar or not. Most work out a just plain cash rent, so much money as a lump sum or monthly. Also a lot of 50-50, or 60-40 where the land owner and the farmer share expenses, the farmer does all the work, and they share the profits.
