I bought 20 acres in Oregon and built a house and buildings on it.
It turned out the neighbor had built his shop on 5 acres of our property 150' x 1650' long.
They had been there since the 40s, so I deeded it to them. No questions asked.. They were very nice Christian people and neighbors.

Sometimes you just have to play with the cards your dealt..

That was the property size 150'x1650' that they fenced in back in the 40s.
The shop was around 48'x36'.
I spoke with a liar, ahem... lawyer and he said to let it go....

I couldn't of found nicer neighbors in a hundred years.

You bought 20 acres and deeded 5 acres to a neighbor with a 48x36 shop. That leaves you with 15 acres...correct? If the shop was on one end of the 5 acres and it adjoins his property I think I would have deeded him the shop and whatever he needed, say 1/2 acre...not all 5.
He may be great but die or sell to a jerk would be my concern.

They squatted the property in the 1940s before I was even born!!

We have a neighbor who when they subdivided things ended up with a very narrow lot.
The only reason it was allowed to be split was that the guy who is splitting it was in The Good Old Boys club and the town did a variance to allow a narrower frontage than would normally be allowed, as a result he didn't have room for a garage.
He got a very variance put his garage just got on the property line and the previous neighbor (when they fenced the line) put the fence up about 10 ft inside the line, so he has about 10 ft of our property as his "side lawn"
He is about the best neighbor you could ask for, so we have no problems with it.
We both know where the line is, my inlaws have a handshake agreement to buy it when he decides to move, so we aren't worried about it.
