What you said in bold is super smart.I've had the same contracting company do lots of work here, build 2 garages, horse stable, etc. To me what they do is smart: 10% upfront before they start, then 30% (1/3rd way into project), 30% (2/3), then final 30% upon completion. That way they at least have 70% of their money.
The last two contractors, new roof and lots of tree work they said pay on completion.
I knew a local electrical contractor who had a very large job, a major retail store and on completion didn't pay which bankrupted the electrician.
Makes a person only want to buy an existing home rather than new construction ....Building department says guess we missed it and orders a correction... a finished home had to change the roof pitch because it blocked a neighbor's view plane... seen some strange things but rarely is the city held to task...
