Two points that I haven't seen anyone make yet:
1. You can make most tank water heaters last indefinitely. My last one was gas and was over 29 years old when the house burned down. The secret is to change the anode rod before it wears out. I changed mine every five years and got nearly 30 years out of the tank. I think I would have gotten much more if the fire hadn't intervened.
2. To me, the real decision-maker is whether you are on a sewer or have a septic tank. A tankless heater will keep on making hot water forever, which is just about as long as teens and houseguests will stay in the shower. All this excess water is bad for your septic. A tank heater will run out of hot water and teens or guests will get out of the shower when that happens. No pounding on the bathroom door.
I have a tank-type heater in Oregon here. I change the anode every 3 years and there tank is 8 years old and going strong. It will outlast me if I keep changing them.

Have 3 Tagaki TKJr, propane tankless here at house and a 4th at the cottage. love them. Installed 2007. Clean the input filter about once a year. Seriously wanted to go solar, but was cost prohibitive. Due to length of runs a central tank wouldn't be feasible. With the tankless, we only heat water where and when it's being used.
